What do you like most and why? south-facing slope location with a view
What don’t you like and why? plot size is a bit small but no alternative
Price estimate according to architect/planner: 2000 €/m2 (186 €/ft2) living area, plot 83,000 €
Personal price limit for house including fittings: 600,000 € (excluding plot)
Preferred heating technology: n/a

If you had to give up some details/additions
- can give up: garden pool

Why is the design as it is now? because it meets the requirements and fits the plot
Standard design from planner? no! individually designed

You are building your bathroom over the staircase. That means the ceiling of the upper floor (first floor) extends over the first four steps (counting from the ground floor). Now imagine walking from the upper floor down to the ground floor and standing on the marked part of the stairs. If you take one more step, you will likely hit your head. From below, that would be about four steps. At that point, you are standing around 80 cm (31.5 inches) above the ground, with only about 1.9 m (6 feet 3 inches) of clearance until the ceiling…

Edit: sorry… my PC is acting up, I can’t upload the picture… but I think you can picture it this way: the step from the fourth to the fifth stair, or vice versa (if I have counted correctly).

The orange area ... this is where you stand on the stairs and bump into the bathroom floor.

Well, in professional terms, optimization means to thoroughly develop the idea. It does not mean: create something great, but not what you actually see.

Then I ask you: why?
It’s odd that so few people (are there any others besides you?) see it differently. Of course, you are the client and you decide. It will be built the way you want. But if you consider it wrong, there is no basis for planning if you don’t take into account other possibilities that the plot offers.

Regarding the design: I have never seen such a poor plan. At the very least, windows and dormers need to be included. Also, in my view, there is very little that can be understood here, unless you have made it clear that the garage must be on the south.

Consult an architect: without any preliminary planning! You are not doing yourself any favors by trying to pre-empt the professional as a complete layperson.

By the way, south is to the left on the plan.
I wasn’t entirely sure about the regulations for gables and dormers. Are the eaves allowed to be higher there? Otherwise, the child’s room would need some adjustment – but that doesn’t change the overall concept.

But cars are constantly coming in and out next door.
Who knows if they will move in at all. I moved out at 17.
