Hello everyone,
We are planning to start building our single-family home next year. Currently, we are working on the floor plan, have tried several versions, and are quite satisfied with what we have so far.
I would appreciate it if you could share your opinions and feedback on the floor plan.
Development plan / restrictions:
Plot size: 445 sqm (4789 sq ft)
Slope: no
Site coverage ratio: 0.35
Floor area ratio: 0.7
Number of parking spaces: 2
Number of floors: 2 full stories plus attic conversion later
Roof style: gable roof
Maximum height: eaves height 6.5 m (21 ft 4 in) on the street side
Heating: geothermal
Personal budget limit: 400,000
Client requirements:
No basement
Number of occupants: 2 adults and 3 children
Open kitchen with sliding door
Double garage
The attic will initially be used instead of a basement.
It will also house the heating system and utility room with washing machine and dryer.
Since our family plan is not yet final, an additional children's room could be added in the attic in the future.

Additionally, a garage can be built as a boundary construction. It is not allowed to have any living spaces.
In this case, I assume that both the simple boundary-attached garage and the adjacent house are permitted.
The homeowners want two garages, so they reduce the house’s floor area from the 155 sq m (1,670 sq ft) because it is being built over.
I haven’t measured everything precisely yet because I don’t want to dig around without definitely knowing that there is something to find there. In other words, I don’t want to waste my time on uncertain interpretations.
And yes: unless otherwise stated in the development plan (building permit / planning permission), up to 50% of the plot may be sealed with outbuildings, paths, etc.
In this case, only the boundary-attached garage and, of course, the driveways would be counted.
Ok, if I understood Yvonne correctly, with 120 square meters (1,292 square feet) for the house including the built-over garage, there are still 35 square meters (377 square feet) left for the terrace. The garage on the property boundary does not count towards the floor area ratio. Paths are also excluded as long as they do not exceed 50%. Unless the development plan explicitly states otherwise, which we do not know. Is that correct?

It makes sense if he takes half of the entire garage area. One half is the official boundary construction, the other half is integrated into the house.
