Hello home builders,

We are planning to build a single-family house on a slope. Since having a garden or a "real" terrace will be difficult, we are basically forced to make the garage accessible as a walkable space.

With our masonry house provider, this is disproportionately expensive—about 10,000 euros for the prefabricated garage and another 20,000 euros to get a 20m² (215ft²) terrace.

Do you have any ideas or experience with this?
We will probably put the project out to private tender now.

The specifications also include: ceiling reinforcement, wooden flooring up to €150/m2 (approximately $160/sq ft) including waterproofing, railing up to €350/linear meter (approximately $320/linear yard).

The ceiling reinforcement to 7 kN/m² costs 330€ according to the current price list from a prefabricated garage supplier. So, it’s negligible.

How large should the garage be? The 20 m² (215 sq ft) from the terrace, or bigger? The 10,000€ for a (3x7 m (10x23 ft)??) garage already seems like a lot to me. And for the prices you mentioned, you can already get wooden decks or railings including labor costs. Is that really just the material price? If so, then wow…

You should ask a craftsman or contractor what they would charge. The roof terrace can also be easily built after the house is completed.

Yes, I think that’s how we will proceed. I still need to find out whether the price per square meter or meter includes labor costs.

Either way, it seems too expensive. For now, we won’t commit to adding it directly but will instead put it out to private tender or something similar.

The question is whether we should at least go ahead with the garage’s foundation slab. I think that’s probably a good idea. Also, whether to install a prefabricated garage right away and deal with the finishing or improvements later on.

Hello everyone,

we are also building a garage with a flat roof and a terrace on top. (We also have a sloped site)

At the moment, I don’t have any idea what a flat roof and the corresponding terrace construction will cost. However, we have a double garage of about 6x7 meters (20x23 feet).

We will initially only have the flat roof installed, and we plan to do the terrace surfacing ourselves later on, possibly as a DIY project. (Provided the substructure and waterproofing aren’t too complicated)

Hi, we also want to build a 6x7m (20x23 feet) garage with a 3x7m (10x23 feet) balcony attached to the house. For the double garage, we have a prefabricated garage offer of 17,000 Euro. Is it possible to add a balcony on top of a standard garage later, or would the structural load-bearing capacity not be sufficient?
@InTim is that 330 Euro per square meter, or total?
Does anyone know a good and affordable supplier? (Also for Nina)
