Hello everyone,
We are planning to start building our single-family home next year. Currently, we are working on the floor plan, have tried several versions, and are quite satisfied with what we have so far.
I would appreciate it if you could share your opinions and feedback on the floor plan.

Development plan / restrictions:

Plot size: 445 sqm (4789 sq ft)
Slope: no
Site coverage ratio: 0.35
Floor area ratio: 0.7
Number of parking spaces: 2
Number of floors: 2 full stories plus attic conversion later
Roof style: gable roof
Maximum height: eaves height 6.5 m (21 ft 4 in) on the street side
Heating: geothermal
Personal budget limit: 400,000

Client requirements:

No basement
Number of occupants: 2 adults and 3 children
Open kitchen with sliding door
Double garage

The attic will initially be used instead of a basement.
It will also house the heating system and utility room with washing machine and dryer.
Since our family plan is not yet final, an additional children's room could be added in the attic in the future.

Thank you very much for all the suggestions.
They help us a lot and give us the incentive to improve and redesign.

We have already pre-planned the kitchen at a kitchen studio, and everything actually fits quite well.

The partition wall between the dining and living room is just an idea.
We wanted to separate the living room a bit.

We are also considering using bedroom 3 as a utility room and placing two bedrooms and a bathroom on the attic floor.

Here is the furnished layout of the upper floor and ground floor.

Where should the fuse box go? I seem to remember that there needs to be 1.5 m (5 feet) of clear space in front of it, which you no longer have in the utility room.

You won’t be able to have visitors—at least not for meals. The closet in the hallway wouldn’t be enough for me and my partner at the moment. And then add 3-4 children?

The kitchen layout is even worse than expected. Two dead corners and no place to set down hot items from the oven nearby. But at least the walking distances keep you fit...

Yes, I also find the kitchen layout unsatisfactory; there is hardly any counter space between the cooktop and the sink, and that is actually the main work area. Instead, there is a rather large empty space in the middle.

Dining area... I would place a long bench or kitchen sofa along the partition wall facing the living room, with the table positioned lengthwise from the top to the bottom of the plan in front of it. This arrangement would leave enough clearance on the left side of the plan, even when chairs on the left are in use.

Living area... I would position the sofa more centrally against the partition wall. That means I would place a wide window behind the sofa on the right side of the plan, and shift the window at the bottom of the plan further to the right.

A wardrobe cabinet of about 120 cm (47 inches) seems too small for the coats and shoes of at least five people. Not every person uses just one option; there are usually multiple pairs of shoes and several jackets in use at the same time. In winter, additional items like hats, scarves, etc. are added.

The utility room should be sufficient, as it will probably only house the connections. The electrical panel can be placed on the left wall measuring 150 cm (59 inches), which leaves enough space in front of it.

No wardrobe or shelving in the living room?
No armchairs?
Really just that tiny dining table?

There isn’t much space left for a closet. The one shown on the plan won’t fit?

Where will the second car be parked if you plan the storage room there?

Leave out the door in the kitchen
