ᐅ Floor Plan / Design of a Single-Family House with a Secondary Apartment on the Upper Floor

Hello everyone,
we are currently focusing more intensively on the topic of building a house.
Therefore, I would like to present our floor plan and thoughts and I am looking forward to your feedback!

Background:
My wife and I currently live with our daughter in my parents’ house. My father lives above us, and we want to continue living in this arrangement. That means we need an apartment for us and one for my father.
Since we will need a barrier-free apartment for ourselves in the short to medium term and an age-appropriate apartment for my father, we considered renovation/conversion.
However, we ruled out renovation and conversion because the current building condition is very poor. We also contacted a local architect about this.
After visiting the house, he (although he normally focuses exclusively on renovation/conversion) came to the same conclusion. In his opinion, renovation/conversion would probably be more expensive than demolition and building new.
So that’s what we did. After several discussions with different companies, we ended up with a local masonry builder. A small company in its second generation with employed masons, where we feel well taken care of.
We already had a desired floor plan in mind and, together with the builder, the attached floor plan was developed. Overall, we are very satisfied with it. Financially, it looks good, and we even have some room for small extras.

About the sketches:
We are currently waiting for the new drawings from the builder.
The ground floor (GF) will be as shown in my sketch below. The upper floor (UF) will be larger, but the room layout will remain the same.
The house will be positioned parallel to the street, with the front door facing the street.

Now I am cautiously looking forward to criticism, questions, and hopefully lots of input from you!

What do you particularly like? Why? basically we are satisfied. We like the “attic space” that can be converted later as needed
What do you not like? Why? bedroom facing the street, we would prefer office/guest room, but we think this does not really fit with the room sizes
Offer from the builder: house 335,000 €; additional features 16,500 €; photovoltaic system 11,000 €; double garage 36,500 €
Walls and ceilings plastered to Q2 finish; tiles included, the rest additional
Personal price limit for the house, including features: 550,000 €

A lot has changed.
Please check the furniture in the open-plan living area. The sofa seems quite small to me, and the furnishing looks somewhat sparse. No bookshelf for books, no chest of drawers?
I’m not sure if the utility room will work like that. The building services will be added there, right? I would start working with measurements and mark the fuse box, main connections, technical equipment, and hot water systems.

How long is the staircase?

Is the turning radius sufficient everywhere?

The staircase in the drawing is approximately 3.25m (10.7 feet). However, this is just my rough estimate. Overall, the staircase could potentially extend further toward the hallway, if I'm not mistaken. In that case, there should still be enough space at the bottom for a lift or wheelchair.

I haven’t measured the turning radius at every single point, but we tried to take it into account everywhere.

Living area: A sofa bed is planned here, along with a small desk for a PC and a small table for a sewing machine or something similar. We still need to acquire all the furniture. The sofa shown in the drawing is 2m wide (6.6 feet).

Living room: Our sofa is actually quite small. The furniture depicted matches the dimensions of what we currently have. We don’t really have many pieces of furniture or cabinets at the moment. There is a bookcase located at the bottom left of the living room and a small dresser positioned at the top right of the staircase area.

The utility room is actually causing me the most concern. In addition, I find it difficult to estimate how much space the technical equipment will require. I still need to look up the exact dimensions and include the systems in the plan.

You will need to add about 1 meter (3 feet) to the staircase length to avoid it becoming a steep, ladder-like stair.

The utility room size is generally acceptable, but its shape makes it challenging. The door to the garage extension doesn't help either. I would skip the door to the garage.

You could reduce the bedroom size a bit and still fit two wardrobes.

The kitchen/living area wouldn't work for me. It feels too small. Unfortunately, I don’t have any ideas to improve it.

I have removed the door between the garage and the "back room" entirely. Having no door and a wider opening is definitely more practical.

We deliberately made the bedroom that size, or rather, its size resulted from the layout. If you consider a clearance of 1.5 meters (5 feet) that should be allowed for a wheelchair, there isn't much left that could be reduced.

I would place the guest room upstairs. This would benefit the open living area, and a bit more space in the utility room wouldn’t hurt. The L-shape makes it difficult. The washer/dryer and some storage should be arranged so that your wife can access them with a walker.

Consider replacing the door to the garage.

A straight staircase requires 4 meters (13 feet) in length.

By the way, I also wanted a sewing table, which is already painted. I find the dining table optimal. Large, especially useful for cutting, with a nice view of the garden or living area.
