ᐅ Is the utility room sufficient to serve as a storage room as well?

Hello everyone,

we are currently planning our house build (without a basement) and have already looked at many floor plans. We are often surprised that the floor plans, especially from prefab home providers, do not include a storage room. We assume the utility room is meant to serve this purpose, but that space already contains the heating system / air source heat pump, photovoltaic system battery, electrical panel, washing machine / dryer. Houses with basements also have a boiler room and a storage room.

When I think about what we keep in our storage room, it seems the utility room would be very crowded. Besides beverages (water + juices about 6 crates, wine, spirits), food supplies, vacuum cleaner, spare gas cylinder for the grill, recycling paper, recycled glass, laundry detergents, hand tools, ironing board, bucket, etc. Not everything will fit in the utility room. If we add a freezer chest, it will get even tighter.

Therefore, we are planning an additional storage room for food and such, so these items can be stored cool and dry. We assume the utility room will not be cool because of the heating system. Of course, this takes up valuable living space, and we are wondering if we might be overlooking something. That’s why we wanted to ask everyone’s opinion on this.

A fixed staircase requires a small hallway at the top and is only practical with a 30° pitch, otherwise there is not enough headroom up there.
An unheated utility room remains quite cool despite installed equipment.

I don’t have a house yet, but I have a 100 sqm (1,076 sq ft) apartment and a 20 sqm (215 sq ft) basement plus a laundry cellar that is used only by us. There are two of us, and the apartment is quite full; the basement is definitely FULL as well. We have a lot of camping gear and enjoy DIY projects (we have a workbench in the "office"). The laundry is currently hung in the future children’s room and later will be moved to the basement or outside (ground floor apartment).
If we ever get a house, it will probably be without a basement. Therefore, it should have a large kitchen where everything fits, a utility room dedicated solely to technical equipment, a walk-in closet that can also store winter clothes and carnival costumes, and a laundry room on the upper floor where all laundry can be done and cleaning supplies for the upper floor can be stored, etc.
In my opinion, even without hobbies, you can never have enough storage space. My husband and I are really not inclined to keep everything.

In our technical room, where we have an air-to-water heat pump and a controlled ventilation system, it does not get warm at all. The heat pump is entirely indoors, but it should be the same for split units.

In addition to the utility room, which is nearly 10sqm (108 sq ft) and will accommodate the washing machine and dryer, we also have a storage room of 5sqm (54 sq ft) for beverage supplies and other items, as well as space under the closed staircase, nicely shown here under #3, for the vacuum cleaner and similar equipment behind a closed door.

I wouldn’t call it a “misunderstanding” that not all homebuilding families are the same. In the “worst” case, you might have one more compartment than the Müllermeierschulzes. Building companies are used to dealing with tougher situations. Just try searching online with the additional keyword “customer home”: a direct 1:1 adoption of the standard design is less common than many assume.

Maybe it simply depends on what you are used to. Someone who has lived in a rental might manage with less. For example, I would want a small storage or pantry on each floor. A utility/heating room. A laundry room for washing and drying clothes, possibly in the heating room if it’s large enough. And a storage room near the garage for tools, bicycles, lawnmower, etc. That would be my minimum.
