Hello everyone,
Our notary appointment is set, and I received the measurements of the plot yesterday.
My husband and I each prefer a different house type.
He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.
I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.
Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.
I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!

And if you want a straight staircase that doesn't start at the entrance, it’s not so simple.

Friends of ours have that in their city villa too, and I don’t like their staircase!
The idea is around 150 square meters (1,615 square feet), but if it ends up being 157 square meters (1,690 square feet), that’s fine too.

What I took from your message was that you want a straight staircase, but it shouldn’t start at the entrance.

My idea is roughly like the picture, of course adapted to the conditions (external dimensions, orientation, size, etc.).
The guest room would be our utility room, the guest bathroom without a shower, no entrance hall, and if possible, the small walls by the wardrobe should be removed to make it feel more open. The kitchen should be combined with the dining area and separated from the living room, possibly by sliding doors that slide into the wall or I once saw a panoramic fireplace used as a room divider…
As I said, the picture represents the idea, the dimensions probably won’t fit.
