Hello everyone,

Our notary appointment is set, and I received the measurements of the plot yesterday.

My husband and I each prefer a different house type.

He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.

I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.

Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.

I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!

I’m really looking forward to your recommendations!

Thank you

The plot slopes downward toward the neighbor’s property.

Who is actually responsible for setting the boundary markers or for reinforcing/stabilizing the neighbor’s side?

The surveyor.

Is the surveyor the engineer, or do you mean the client? Do they usually handle this automatically, or how does this typically work?

I think you are confusing something: boundary markers show where the property line runs; these are simply small markings in the ground made by the surveyor. They have nothing to do with stabilizing the soil/slope, etc., towards the neighboring property.

My question is also, who is responsible for the stabilization?

Presumably us, since we would be building new, right?

We visited the general contractor today. Should I start a new thread for the floor plan planning or post the completed questionnaire here?

I would start a new thread.

As far as I know, you either hire the surveyor yourself or the general contractor does. Unfortunately, I can't contribute much regarding the rest.
