Hello everyone,
Our notary appointment is set, and I received the measurements of the plot yesterday.
My husband and I each prefer a different house type.
He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.
I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.
Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.
I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!

This seems to be the subtle difference between "developed" and "fully developed" :-(I only knew about undeveloped, partially developed, and developed. The fact that there is also a fully developed stage was new to me personally.
In the end, the employee said that the development might cost around 3000 euros (about 3200 USD). Overall, that’s not extremely expensive, but if there are several such small surprises, it will add up.
Is it possible to hire someone in advance to get a price estimate for the necessary earthworks?
I mean, if someone says that an additional 10,000 euros (about 10,700 USD) will be required for that, then I really need to reconsider. The plot definitely isn’t worth that much.
By the way, this general contractor told us about two full stories with approximately 11.40 m by 8.40 m (37.5 ft by 27.6 ft). The offer will come in about three weeks.
I think you also recommended something along those lines.

The conversations with both general contractors couldn’t have been more different and, above all, caused a great deal of confusion and uncertainty for my husband. Also for me, but to be honest, I didn’t want to admit it as much.
After the meeting yesterday with the salesperson, my husband asked me for another talk.
He told me that he has been feeling uneasy about the whole situation for several days now, regarding the house sale and new build, and that he doesn’t feel up to it. He asked me to take another look at our current situation (existing house with a repayment rate of over 5% and a manageable remaining term of just under 12 years, 2 cars, 2 vacations per year plus day trips, and financial freedoms). Then to imagine what the possible new situation would look like.
I did that—actually all night!
Therefore, I have come to the conclusion that it’s not right to even continue considering such a huge project if my husband doesn’t feel comfortable with it. So, the building project is off the table for us once and for all.
I don’t want to risk our marriage, health, or mental well-being just because I am hung up on things that are basically nonsense.
I asked @Mycraft (the only admin I know) to delete the attachments. I hope he will honor my request.
If allowed, I will probably still chime in here and there from time to time.
Oh, and just a quick note about the plot of land: we will buy it anyway. The current 91-year-old owner is allowed to keep using it to dry her laundry, and our daughter and her friends will be happy to have a playground in front of the house.

By the way, I also find it helpful to keep "resolved" threads visible – the participants actively discussing in a forum are always just the tip of the iceberg, meaning each story benefits many more silent readers. Much of what is said applies not only to the individual case.

Of course, not everyone can know or follow that.
Since we don’t want to move away from here, this is currently the perfect opportunity.
My main motivation was to build a detached house designed according to our own wishes.
The semi-detached house we currently live in was purchased as an existing property. Our house is very nice, but I tend to focus on a few things.
However, these issues are not serious enough for me to want to burden my husband that much because of them.
