Hello everyone,
Our notary appointment is set, and I received the measurements of the plot yesterday.
My husband and I each prefer a different house type.
He favors a townhouse-style villa, while I prefer a gable roof with an elevated knee wall.
I’m attaching the measurements and the development plan, and I would appreciate your opinions on which house type would make the most sense, especially regarding the size, so that there is still a nice garden left.
Next Monday and Friday, we have two appointments with general contractors recommended by our circle of friends.
I want to be well prepared for the meetings, so nothing is “pushed” on me, and above all, to approach this process with realistic expectations!
I’m really looking forward to your recommendations!
Thank you
Development Plan / Restrictions
Plot size 389 sqm (4187 sq ft)
Sloping terrain
Floor area ratio (FAR) 0.35
Total floor space ratio 0.70
Building envelope, building line, and boundary
Edge development
Number of parking spaces
Number of floors: 2 full stories
Roof type: not specified
Architectural style: not specified
Orientation: not specified

I store very ripe cheese in the fridge this way. If I don’t, it will spread its smell to all the other food. So, in this category of “odor,” this method works well. Although, there is simply less smell when it’s cold anyway.

I wanted to give an update on the dog waste issue.
I have spoken several times with the neighbors about the problem of dogs leaving waste in our garden. The neighbor told me to contact the landlord to find a solution, such as installing a fence.
So, I did. I sent the landlord a polite email asking for a solution.
The landlord then contacted his tenants. And what happened?
The man came to our door, and just as I was opening it, the woman shouted from the window, “Are you out of your mind? How can you be so picky? You clean up your kid’s vomit and poop too, so why are you making such a fuss about the dogs?”
The man asked me what this was about. I told him I had emailed the landlord as agreed, requesting a fence.
The woman kept shouting insults from the window, and he just stood there looking clueless.
What more is there to say...

A general contractor (GC) approach is quite a matter. It costs significantly more than managing individual contracts and involves risks. I would reconsider, especially given the currently very high price situation in the market.Do you have any experience with managing individual contracts yourself?

If you want to join the floor plan discussion, it would be helpful to fill out the questionnaire.
For me, the floor plan is awful, but it may suit your needs and be considered good for you.
Just a quick note.
By the way, one might wonder why someone would build a 10-meter (33 feet) deep house on a 17-meter (56 feet) deep plot.
I would keep the hedge on the north side. Why do you judge right away?
What is the questioner supposed to make of the comment “awful”? Why undervalue something that others are very happy with? Was anyone here asked how you find the plot?

What is the questioner supposed to make of the comment "Pfui deibel"? Why is something that makes others very happy being dismissed? Was anyone here asked how you feel about the plot of land? Exactly! A strong reaction without any meaningful content, for those who don't understand, to fill out a questionnaire here. Precisely for those who ask pointless questions in the initial thread.
