ᐅ Is the plot fully serviced? – Some cables are missing

Hello everyone,

we have recently looked at a few plots of land. According to the sellers, all are fully serviced.

What is still unclear to us is that some have this cable (see picture) and some do not.

Does a plot without this cable mean it is not fully serviced? Or what is the reason for this? Would there be additional costs if we purchase?

A plot of land is generally considered "developed" if it has access to a public road or secured access, and if sewage, drinking water, and electricity connections are available on the property. This means the conditions for construction are met and the land is developed. Connections to the sewer system and utility lines are usually commissioned and paid for by the builder.

The costs for connecting the house to utilities should not be underestimated. For electricity and telecommunications, we paid flat fees between 1000 and 1500€ (euros). The water company charged a substantial amount of 8500€ (plus an additional 6000€ for excavation work related to the water supply on the property). Unfortunately, I had not expected anything like this at all.

Thank you for this information. I already knew there would be additional costs, but I honestly didn’t expect it to be this much.

Developed does not necessarily mean connected to the house. For us, sewer connection was very expensive. With water and utilities, we spent nearly 10,000 euros.
