ᐅ Single-family house – approximately 150 square meters – without a basement – Any ideas? Thanks.

First of all, thanks for your comments in my last thread. It was planned as a three-family house, but now we are starting over and just want to build a single-family house for ourselves.

A few details about the plot (there is still an old building on it, which will be demolished, see property 24):

- 1170 m² (0.29 acres)
- no slope, flat
- site coverage ratio & floor area ratio (I’m on the road and need to check these later)
- next to it is a carpentry workshop and the carpentry’s storage hall; a 5 m (16 ft) building setback must be observed.

Number of occupants:
- Parents with 3 children (10, 8, and 3 years old)

Our wishes:
- Guest toilet with shower and a large bathroom
- One kitchen (possibly open plan) with lots of natural light; my wife runs a cooking channel on YouTube
- Two stories (preferably) or as few roof slopes as possible
- Roof style = gable roof? (we definitely want it to be a usable attic, possibly for us or the children)
- No basement
- Brick cladding on the exterior
- Carport or garage; we’re still flexible on this…
- Possibly a guest room/office on the ground floor
- Possibly a granny flat / secondary unit? In case we’re alone at some point and the house becomes too big for us…

My architect is currently on vacation; he will take care of it when he returns… and when the design is ready, I will post it here.

Questions:
- Do you have any additional ideas on what I should consider or specify?
- We like this sample plan (see attachment). What do you think of it? (The attic is not included, the room layout fits well.)

I appreciate any useful comments .... (probably also a matter of taste)

PS: The plot scale is 1:500

Ground floor plan: open kitchen, dining/living area, office, hallway, WC, utility room, stairs.

Upper floor plan: bedroom, walk-in closet, bathroom, hallway, 2 children's rooms, stairs.

Site plan of plots 421–423 with purple outline and north arrow.

Man, you need to check if the templates and sketches match your room program. It’s your house, not ours. You will be filming around your wife and sitting on your sofa.
These are all just sketches and ideas: you have to revise them mentally!
We could copy or draw something from the internet or from memory every 5 minutes here. By now, it’s not even clear where the actual problem lies.

What was your initial question?

Of course, it will be my house... but some things you just don’t think about, maybe impulses are needed.

The initial question was: could something be changed in my latest preliminary design, and @kaho674 was so kind to modify it. Afterwards, I wanted to ask others for additional optimization of this design.

Please understand!

This is what you need to do. You have to check if it suits your needs.
Enough work surface in the kitchen
Can Uncle Gustav still fit on his chair by the window
Is there enough space to set up the model train
Does the piano fit
Enough room for the handbag collection

What does your architect say about all the suggestions regarding his design? By now, he should be back from vacation.

Yes, he was... I ended the collaboration with him after his vacation for several reasons.

You probably missed it, I had mentioned earlier that I have a new architect.

As I said, I would like to present Katja’s proposal to him once we have everything together here or if no further input comes in. Of course, we will also consider any possible changes.

@haydee Thanks for the hint, I will bring it up with the architect.

Well, ladies, I’m afraid not everyone cares about the floor plan as much as we do. When I see my dad, who just installs drywall partitions without even making a sketch beforehand.

But have you already read what @haydee wrote to you? You, you, you...

The architect doesn’t care about Uncle Gustav or the model train. You need to make sure there is room for the handbag collection... if necessary, you have to tell the architect that!
Everyone has their own priorities in life.
And these are sketches: meaning without dimensions. You have to make sure he allows space for this and that.
Then we can gladly review the next draft with regard to your wishes.
