It is primarily intended as a real estate investment (rental income). Many interns and trainee students rent here.

Just quickly (to be removed) my idea for the upper floor

Attic floor plan: bathroom, shower, walk-in closet/bedroom, two children’s rooms, hallway.

...and then just a sliding door to the living room? Drunks at the party who mistake the door, stumble into the living room or have sex in the guest room? Or those who go upstairs to the bathroom (because the downstairs one is occupied)...

That’s what I call a granny flat with a family connection.

How about a second door that creates a vestibule with its own access to the basement?

I don’t understand that either. Is it possible for the tenant to access your area?
