ᐅ Garage Location on the Property – A Decision-Making Guide

Hello everyone,
We are considering a building plot that is currently being reclassified from former farmland to residential land in the development plan, together with the municipality / local building authority. During this process, the road layout was changed, and now I am uncertain about the best way to position the garage on the property. Since the west / south side is practically unbuildable, I would like to have a fixed covered terrace on the west side, which could potentially include a lounge area, barbecue spot, or an open conservatory.
This is not primarily about the floor plan; however, the schematic drawings attached represent the situation quite well. I would be very grateful for your thoughts. 🙂
If any information is missing, I will be happy to provide it.
Thank you very much in advance! 🙂

Place the garage on the eastern property line next to your neighbor, and that’s fine.
I definitely wouldn’t put it on the west side. Do you really want your house right up against your neighbor on that side?
You’re lucky to have a neighbor only to the east, so make use of that and position the house as far away from the boundary with them as possible. For the reasons mentioned, I would do the same. The other options don’t seem like real alternatives to me.
My two main points:
The garden will be larger and won’t feel visually cramped by a garage wall on the west side.
Most importantly: you get more usable garden space, rather than a large (and unnecessary) front yard or courtyard as in the other layouts.

The terrace is shaded from 6 PM onwards. This might be desirable, but often in summer people prefer to enjoy the sunset, which takes place in the northwest. It definitely depends on the exact orientation of the plot. I hardly believe the street runs exactly east-west. I completely agree.

In general, placing the garage in the northwest is the right choice. I don’t agree at all.

If the garage is on the east side, it ends up looking like a large parking lot. No.
The reason I prefer the garage/carport in the northeast, as shown in version 1, is that I have my garage in the northwest myself and unfortunately miss out on the evening sun inside the house. In version 1, you get a cozy, sheltered courtyard where guests can still park and children can tune their bicycles. Protection of the terrace can be achieved through garden design.
However, I must also say that the floor plan was unfortunately designed against the natural orientation. Having the kitchen adjacent to the terrace should be a given, utility rooms are unnecessary, and the guest WC in the west feels like a waste.

My calculator says 784.

My calculator says 784. Nice move, choosing to focus on a nitpick (no matter how small) rather than a friendly and well-intended suggestion.

Cool move, if you prefer to pick a nit (no matter how small) instead of accepting a kind and well-intentioned suggestion.Maybe try reading everything, even if it’s challenging. My advice was to place the garage in the northeast near the boundary with the neighbor 😉
