Hello everyone,
since I have already read many productive posts here, I would like to present our plot of land for discussion.
Our current idea is already drawn in. I would be glad if there are some interesting suggestions!
House exterior: 10.5m x 10.5m (34ft 5in x 34ft 5in)
Garage: 6m x 9m (20ft 0in x 29ft 6in)
Regards
Ingo

Hello everyone,
thank you for your opinions and suggestions.
Here are a few answers:
- The plot is located in a new development area within a shared street zone (play street)
- No existing buildings; everything will be newly constructed
- The development plan does not require a specific roof ridge orientation. We have already confirmed this with the building authority in advance.
- Unfortunately, no access from the north is possible due to a neighboring property
- For alternative proposals, access from the south or east would be possible
- The garage is positioned in the corner to allow sufficient parking space in front
- Living room on the ground floor faces southwest
- Children's rooms on the upper floor face southwest
- Kitchen on the ground floor faces northwest
- The western property boundary has been extended; we enlarged the plot compared to the original development plan
I have attached a sketch again for better understanding :-)
Best regards
Ingo

Bauexperte7 Jan 2014 20:30Hello,
I have attached your own plan, showing possible building positions of the neighboring houses on the left and above. Have you also clarified during preliminary discussions with the building authority whether you are allowed to deviate from certain building lines? Development plans for new residential areas can often be quite restrictive in this regard.
Best regards, Bauexperte

Hello construction expert,
I understand your point, and we had already discussed this with the building authority before purchasing this “odd-shaped plot.”
I assume your sketch refers to the alignment of the houses. However, we expect that the neighbors will prefer to have larger south-/west-facing gardens...
Does anyone have a good idea for connecting the garage and the house?

If so, I meant that the garage could be placed in the indentation of the plot, with an access road where the entrance is currently planned. A narrower, longer building on the north side would then create a garden on the south side.
Overall, the questions raised in these threads highlight the challenges involved.
When designing a building, it is planned based on the client’s requirements, the characteristics of the plot, the surroundings, and legal and other framework conditions. Alternatively, you can design freely how you want to live, but then you also need to find a suitable plot. A 50 m² (540 sq ft) plot might fit, or it might not. The chances that a corner plot would be suitable are relatively low.
