Hi everyone,

First of all, hello to all, as I am new here.
I come from the Black Forest and am planning to build soon. I have already applied for the plot of land. As is common here, it is a sloped plot with about 3 meters (10 feet) of elevation difference.
Assuming I get my desired plot, I am currently planning roughly how the house should look.
There isn’t much flexibility because it needs to have a pitched roof oriented toward the slope/street, but fortunately, I can build two full stories or have a very high knee wall.
What’s giving me a headache is the orientation of the house. See the file Bebauungsplan_forum.pdf.

Where should the main entrance be? On the ridge side facing south or at the back of the house facing northeast, which would result in long walks.
And the garage? Usually, the north side is recommended, but to the west and northwest I have an unobstructed view, so should it face south instead?

So far, this is the plan: see the file GS_Haus1.pdf.

There is already a rough floor plan, but first I need to decide on the position of the main entrance and the garage.

I look forward to tips from people who simply have more experience with this!

Thanks!

Best regards,
Blackforest

Yes, the garage is also positioned to the south in front of the house – I want to have as much sunlight in the garden as possible (see picture from about 2 years ago).
The idea of using the excavation material for the terrace is good. Then adding a small staircase leading towards the garden (plus ground-level access from the garage side, of course) – someone in the neighborhood has something like this as well.
Our kitchen is on the north side (open plan), and the dining/living area is logically southwest.
I would still move the garage as far forward as possible – more space in front of the house and less snow shoveling in winter, which is quite important for us...

Yes, it actually looks just like my plot (if I get it). Shoveling is still an issue here too, even though winters are getting milder (900m (2953 feet) elevation). I am still thinking about where to place the kitchen. Either right at the front left (like the suggestion from milkie) or on the north side.

In the north – I would prefer to have the (morning) sun in the living or dining area...

That depends on your habits.
In the south, if the kitchen (possibly with an open dining area) is also the main living space and you prefer short distances when grilling, etc.
In the north, if the kitchen is just a functional space and you don’t mind walking through half the house during the outdoor season.

That's true, Milkie, but since we have a large open-plan kitchen and living area, the distance to the terrace isn't far – which is why the kitchen area is on the north side. Let's first hope that our questioner gets the plot – otherwise, all of this would be for nothing...

That's right!
But so I can draw something in CAD: How should I interpret the ground floor level height for a single-family house?
The textual specification in the development plan does not mention a specific single-family house. It only states that the schematic section applies here.
See attachment.
How should this be understood?
So, the single-family house is 3m (10 feet) above the street, and the street is at 884m (2,900 feet)?
Am I understanding this correctly?
