Good morning,

we have now received the first draft of the interior layout for our single-family home from our planner, but we are not quite satisfied, as some of our requests were unfortunately not taken into account. Accordingly, we are disappointed because this will be a "life project" for us, and we feel somewhat let down.

It is a terraced house with a total area of 110m² (1,184 sq ft), divided into 2 floors of 55m² (592 sq ft) each. Additionally, there is a basement and an attic, although the attic cannot be used as living space.

In the basement, we want the kitchen and dining area on the south side, the living room further back, which can be closed off with a sliding door to create a potential retreat space. There should also be a small storage room for food and miscellaneous items as well as a guest toilet.

On the upper floor, there is a master bedroom of about 16m² (172 sq ft) with direct access to a large bathroom, two children's bedrooms, and a separate small bathroom.

In my opinion, shifting the staircase might be a good idea, but since we are not experts, we have fully relied on our planner so far.

Another meeting with him will take place in the next few days, and perhaps you have suggestions and input that we could bring up concretely.

What is your couch/sofa/TV setup like? Is a casual couch with wall shelves enough, or do you need a showcase sofa with a side table?
I once had a single-family house with 116m² (1,251 sq ft) plus a basement and no attic. It wasn’t cramped downstairs.

That’s a pity. An interim home can be a good thing. The point that it only needs to "last" until, for example, the children finish school should actually be reassuring. It doesn’t have to be perfect; in rarely more than a dozen years the property will be changed. This certainly puts a specific type of chimney somewhat into perspective and even makes peace with a project-typical choice of tiles much easier.

To summarize: we are talking about an end-of-terrace house over a shared utility garage. The drawings probably come from the sales consultant and will only receive their exact dimensions and window details at a later stage. I assume the development also provides the heating supply, and the chimney in the house is only for an additional fireplace. You remain silent about which national building regulations framework applies here – I guessed Austria, but I have seen neither confirmation nor correction. Furthermore, there is a subsidy-relevant limit of 110m² (1,184 sq ft) of living space, about which neither the binding period nor the standard used for calculating it has been discussed; how this discipline aligns with two unnecessary balconies escapes my understanding. The living space is supposed to feel less confined through open-plan design, yet there is a wall around the small alcove for what is called the living room TV sofa. Storage is completely excluded from the discussion here, except for a relatively generous cloakroom within this scope – no other storage space is apparent. The discussion framework is basically confined to everything within the external walls. That I question this as at least highly unusual for such projects, you probably overlooked or misunderstood. I expect your sales consultant to answer later that the freedoms outlined now were not intended to extend this far.

Yes, but why aren’t there any answers about the cellar, the driveway, how the strip of land on the east side is laid out, and whether windows can and will be installed on the east side? Without this information, you can’t really make a proposal – or do you see it differently, @ruebe87?

The wood-burning fireplace is very high on our priority list. We live in a mountainous area where it can get cold in spring and autumn, and we definitely don’t want to be without a wood stove during these transitional seasons.

On the east side, windows can be installed, and we definitely want to do that. The plan I posted is a draft of the interior layout. Once we receive the plan including measurements, garden, windows, doors, and furniture, I will of course share it. As I mentioned before, my current goal is just to get some general feedback on the ground and first floor layouts, so we can discuss them with our planner.

Regarding the hallway width, I recommend recessing the heating system, washing machine, and dryer into their designated rooms before the floor slab is constructed. In any case, it is a creative solution.

This probably can’t be implemented exactly as is for you, but the upper floor could be a close fit.
