We are currently considering whether to build our house with or without a basement. Normally, we would prefer a basement, but the groundwater level is very high in our area, which is why our neighbors were also unable to have one. What alternatives would you suggest, and how do you estimate the costs? I have looked into a waterproof basement shell, but the construction company advised against it, saying it would be too expensive and not cost-effective.
My husband also complained about his office in the basement. Working from home wasn’t really possible there, or only at the living room table, because he couldn’t get any mobile phone reception in the basement – despite a large window. But the thick concrete walls (watertight concrete shell) still made it impossible.
The guest room eventually turned into a junk room. It’s big, so everything went in there at first – thinking it could be tidied up later. Now the office is on the ground floor, and the guest room was replaced by a playroom in the attic.

If you have an extra-large lot like we do, light wells at the basement windows are not a problem at all. Our guest room is frequently used by friends, almost every week, so the argument about clutter doesn’t apply to us. Additionally, we have a separate room where we store cabinets with Christmas items, Easter decorations, gift materials, and even a corner used as a wine cellar... and even this room is tidy and well organized. So, if you tend to be messy and disorganized, it might actually be better to skip the basement :p

We also won’t have a basement. If I had the money, I would rather invest it in a nice conservatory or sunroom, as you get more use out of it. Hello,
that’s exactly what we did... we will have a conservatory in the future. By the way, it’s not a 1990s-style or “old-fashioned” one, but modern, open, and bright! It will be integrated into our living room—so no separate patio door—and will extend from the roof...
Our decision against a basement is not based on financial reasons. We don’t need such a large basement, and I’m also tired of constantly having to go downstairs. I’m really looking forward to a basement-free time.
