We are currently considering whether to build our house with or without a basement. Normally, we would prefer a basement, but the groundwater level is very high in our area, which is why our neighbors were also unable to have one. What alternatives would you suggest, and how do you estimate the costs? I have looked into a waterproof basement shell, but the construction company advised against it, saying it would be too expensive and not cost-effective.

I certainly hope so, Müllerin. I just wanted to say that we think the same way as most people in our area, and a house without a basement would be like a car without a trunk (it’s possible, but only if you tie your luggage to the roof 😉 ).

if we had a specific use for a basement, we would have built one too. But for us, it would only be for storage and a laundry room... many people here build basements because they set up an office or something similar there. Sale prices are currently very good here, whether with or without a basement. But that doesn’t matter to us, and I don’t care what neighbors say or think. Now it’s too late anyway, our ground floor is finished!

So there are differences, of course. With a ground floor area of 130m² (1400 sq ft), I personally wouldn’t build a basement. However, others, like Bautraum mentioned, have a ground floor area of 80m² (860 sq ft), where the missing 50m² (540 sq ft) is compensated for elsewhere.

Many say a house without a basement isn’t really a house because that’s what they knew from childhood (their parents’ home). Everything changes, and opinions aren’t always the same; otherwise, we would all definitely have the same house in the same color.

In my opinion, it’s a matter of personal preference.

It’s also possible that someone has a house on a slope and could build a type of walk-out basement. That example hasn’t come up yet either. 😉

Many people here say that a house without a basement isn’t really a house. When I ask why and what they actually have in their basement, I often just get a shrug or an answer like: utility room and junk. Honestly, 60,000 to 80,000 euros is an expensive space just to store junk. If there’s a nice granny flat below or rooms used as a music room or possibly even a bedroom, then I think a basement makes sense. But just to keep junk, it’s not worth the money for me.

I had a townhouse with a basement and an external staircase. One of the main reasons for the new build: no more basement! Here in northern Germany, many houses are now built without basements—exactly for the reason mentioned by @Manu1976.
The technical room, utility room, and storage can usually be combined with any plot ratio and architectural style. These necessary rooms can be integrated on the floor level where they are needed.
A garden shed and/or storage space by the carport is generally necessary anyway for bicycles, lawnmower, and other equipment, in addition to the basement.

If life were a wish concert, I would plan everything on one level with plenty of built-in cabinets where they are needed: toilet paper in the hallway near the bathroom, cleaning supplies and pantry next to the kitchen, laundry as a separate wing, and ancillary rooms arranged in an L-shape attached to the main building, providing visual and weather protection. No staircase would become an obstacle or lead to idleness 🙂

Per basement – office/guest room, 2 hobby rooms, large utility room with washer/dryer, additional storage options, and an extra bathroom – I wouldn’t want to do without any of these. The “Prüddel” is more likely to be placed in the attic for us...
