ᐅ Single-family house floor plan 110 m² – Ground floor + Upper floor – First draft room layout

Good morning,
we have now received the first draft of the interior layout for our single-family home from our planner, but we are not quite satisfied, as some of our requests were unfortunately not taken into account. Accordingly, we are disappointed because this will be a "life project" for us, and we feel somewhat let down.
It is a terraced house with a total area of 110m² (1,184 sq ft), divided into 2 floors of 55m² (592 sq ft) each. Additionally, there is a basement and an attic, although the attic cannot be used as living space.
In the basement, we want the kitchen and dining area on the south side, the living room further back, which can be closed off with a sliding door to create a potential retreat space. There should also be a small storage room for food and miscellaneous items as well as a guest toilet.
On the upper floor, there is a master bedroom of about 16m² (172 sq ft) with direct access to a large bathroom, two children's bedrooms, and a separate small bathroom.
In my opinion, shifting the staircase might be a good idea, but since we are not experts, we have fully relied on our planner so far.
Another meeting with him will take place in the next few days, and perhaps you have suggestions and input that we could bring up concretely.

We had an open-plan living space, even with children. You’re always involved, and no one is left isolated in the kitchen.
During the day, it’s great—this is the main gathering area of the house—and the children also had a dedicated space for their things.
As for kitchen odors, no problem; cross-ventilation works well to clear them out.
In the evening, the home theater isn’t played at full volume, depending on the number of doors.
Now, a family with six children lives in the five-room house, and the little ones are always within sight.
In our new house, just for the two of us, everything is open again.
During the day, it’s great—this is the main gathering area of the house—and the children also had a dedicated space for their things.

So, here is an update after some time. We have received the plans for Preliminary Project No. 2 and have made a few considerations:
Ground Floor
- We want the partition wall between the entrance hall and the living room to be straight
- The dining table will be freestanding, and there will be a glass corner facade, but with a pillar (because of the guide rail for the venetian blind)
- We are still undecided about the pantry, leaning more towards no (because of the cellar)
- The cloakroom and guest bathroom with shower fit well
Upper Floor
- Master bedroom is okay
- Children’s bedrooms are okay
- Regarding the bathroom layout, I’m concerned that the sink area might get little natural light. How would you arrange the bathroom?

Myrna_Loy16 Sep 2021 15:54I would place the bathtub under the window and avoid using a space-saving coffin-style model. Instead, I would install a toilet and bidet in place of the bathtub.
