Hello everyone,
We are currently in the schematic design phase with our architect and now have a design draft that largely meets our requirements and that we like. I would be interested to know if you see any potential for optimization or if there are details/distances that seem completely unrealistic or impractical.

House Design
Designer:
- Architect from a construction company
What do you particularly like? Why?
- open design
- all rooms we need
What do you not like? Why?
- corridor too narrow?
- possibly a half-landing staircase (is that possible / planner says it probably doesn’t fit)
- little wall space for furniture
Cost estimate according to architect/planner: 400,000 €
Personal budget limit for the house, including fittings:
Preferred heating system: air-to-water heat pump
If you have to give up anything, which details/upgrades
- can you give up: fireplace
- cannot give up: office / shower/WC on the ground floor
Why does the design look like it does now?
- visited a show home with a similar layout / 2 adjustment loops with the planner have been completed

Thank you very much for your ideas. This provides really valuable input for making adjustments.
We have not planned a separate children’s bathroom. We think one bathroom and a small shower toilet on the ground floor are sufficient. Of course, this is also a cost factor. This is how it currently is in our apartment as well.
The clear ceiling height is 2.79m (9.15 ft). The ceiling thickness between the basement and the upper floor is 22mm (7/8 inch), and the floor construction is 21mm (13/16 inch).
We are planning the terrace as a corner terrace on the east/south side around the large windows. The sun should then be on the south terrace until the evening from the west side (see attachment).

Read off the rise-to-run ratio of the staircase. Unfortunately, it's hard to read this clearly on the plan. Related note in the plan: 17 steps, 18.6/25.8

The clear ceiling height is 2.79m (9 ft 2 in). Ceiling thickness between the upper and lower floors is 22mm (0.87 inches), floor construction height is 21mm (0.83 inches).I assume you mean meters and centimeters. Then the floor-to-floor height is
(2.79 - 0.21) + 0.22 + 0.16 = 2.96m (9 ft 8.5 in), which corresponds to 16 steps with a rise of 18.5cm (7.3 inches) each.

Well, it shouldn’t be a problem downstairs. Something like this might be possible upstairs:

But in my opinion, it loses some aesthetic appeal that way. For example, the corner near the bedroom/dressing room would probably need to be squared off.If you straighten the wall, you could also swap the bathroom and bedroom, and access the utility room (HAR) as a “back room,” for example, through the dressing area. However, the bathroom should be carefully checked again with precise measurements.PS: Sorry for the poor image quality.
Where does the clear height of 2.79m (9 ft 2 in) come from? Is there a section drawing?
Clear floor-to-floor height doesn’t make sense. "Clear" refers to the distance between two surfaces. Floor-to-floor height means from the unfinished ground floor slab to the unfinished upper floor slab.
On the other hand, you mention room height. Then that is probably correct — from the floor slab to the underside of the ceiling, as I assumed?
