This is the construction report following an earlier thread on floor plan design.
Planned are:
618 m² (6650 sq ft) plot of land
150 m² (1615 sq ft) living space
50 m² (540 sq ft) double garage
Air-to-water heat pump with underfloor and wall heating
Zehnder ventilation system
Exterior blinds in the living room, kitchen, and gallery. Windows anthracite on both inside and outside
Smart home wireless Homematic IP
Planned budget: €300,000 including land and ancillary costs + €30,000 reserve
Plus €12,500 net for a 9.6 kWp photovoltaic system financed separately
Only small regional companies recommended by other builders are being considered.
So far, the following trades have been contracted:
Earthworks: €20,000
Shell construction: €73,000 + €1,000 for the porch above the front door, Wienerberger Poroton T9
Roof: €19,000 + €1,500 scaffolding
Electrical work: €11,000 excluding chiseling work
Window materials: 17 Salamander triple-glazed units + Beck & Heun roller shutters + 5 Selt exterior blinds = €16,000
Quotes received for:
Plastering without decorative finish: €21,000
Bathroom ceramics Villeroy & Boch: €3,000 from Reuter Bathroom Shop
Interior doors Herholz: €2,600
Hörmann front door + garage door: €3,000
Building services materials from the internet: €10,000
Zehnder ventilation unit ComfoAir Q350 TR enthalpy heat exchanger including materials: €4,000 from Selfio
Nobilia kitchen furniture: €5,500, Bosch Series 4 kitchen appliances from Für Uns Shop with 50% discount for €3,500

At first, I think, "Actually, the plot is quite affordable for such a size," but then on a second look I realize there’s a large house included as well...I wish it were that simple. Since I am currently building in Saarland myself, I am somewhat surprised by the prices. Even here, land prices exceed 300€/m2 (about $28 per square foot).
Maybe some tradespeople are 2.50€ (about $2.75) cheaper, and there are certainly several who know someone who knows someone.
I’m happy for everyone. But even I, as a civil engineer, find some of these prices way beyond what I expected.

I’m also looking forward to reports on how well everything goes with self-management. There’s a lot to do.
Regarding the price per square meter, you could subtract the utility room, the staircase, and the cupboard under the stairs, but then it would actually become more expensive again.
It will be difficult to agree on one calculation here, I’m curious to see how it develops.

But construction costs = value, which should not be forgotten during calculation. In Munich, you pay over 1 million, but you also create value. If the coronavirus crisis shakes the real estate market, the house in Munich will still be sellable, whereas in Vogtland it might only sell with extras included...I also received an offer of 40k for plastering. My prices don’t necessarily reflect the wider market.
But my impression is that it’s quite cheap here if you really choose carefully.

I’m happy for everyone. But even I (civil engineer) am far from some of these prices.So far I have only seen about 150€ (about $) per square meter in our area, but that’s in a new development. Plots with sky-high prices have been on the market for years without any buyers.
