This is the construction report following an earlier thread on floor plan design.
Planned are:
618 m² (6650 sq ft) plot of land
150 m² (1615 sq ft) living space
50 m² (540 sq ft) double garage
Air-to-water heat pump with underfloor and wall heating
Zehnder ventilation system
Exterior blinds in the living room, kitchen, and gallery. Windows anthracite on both inside and outside
Smart home wireless Homematic IP
Planned budget: €300,000 including land and ancillary costs + €30,000 reserve
Plus €12,500 net for a 9.6 kWp photovoltaic system financed separately
Only small regional companies recommended by other builders are being considered.
So far, the following trades have been contracted:
Earthworks: €20,000
Shell construction: €73,000 + €1,000 for the porch above the front door, Wienerberger Poroton T9
Roof: €19,000 + €1,500 scaffolding
Electrical work: €11,000 excluding chiseling work
Window materials: 17 Salamander triple-glazed units + Beck & Heun roller shutters + 5 Selt exterior blinds = €16,000
Quotes received for:
Plastering without decorative finish: €21,000
Bathroom ceramics Villeroy & Boch: €3,000 from Reuter Bathroom Shop
Interior doors Herholz: €2,600
Hörmann front door + garage door: €3,000
Building services materials from the internet: €10,000
Zehnder ventilation unit ComfoAir Q350 TR enthalpy heat exchanger including materials: €4,000 from Selfio
Nobilia kitchen furniture: €5,500, Bosch Series 4 kitchen appliances from Für Uns Shop with 50% discount for €3,500

Sure. I’m speaking here about urban areas since I’ve already worked on infrastructure developments there. Even when looking at the "border area" near Lux, the prices being asked in villages are abnormal. For example, Merzig Ballern. An unattractive new housing estate next to the A8 highway had a price of 220€ per square meter (about 20.45 USD per square foot) four years ago.
At first, I calculated something similar to what you did. Unfortunately, I later realized that my calculation simply didn’t include the large double garage.
I’m not looking to debate prices or anything like that. As I said, I’m happy for everyone. I would also like to contribute a lot more through self-build work, but unfortunately, I just don’t have enough time.

My impression is that the more you spread out the offers, the better prices you can get:
Electrical work was the most expensive at 28,000 (28k)
Structural engineering from 12,000 (12k) down to 1,800 (1.8k)
Shell construction was the most expensive at 90,000 (90k)
Roofing 27,000 (27k)
Earthworks 27,000 (27k)
I didn’t find the garage particularly expensive; it was always included in the quotes.
By the way, the building permit / planning permission is still missing. It’s supposedly been held up at the local post office for three weeks now...

In other words: nothing has been built yet – the "construction report" only reflects the current offer totals so far, naturally no labor hours included yet. The billing will be done at the end, and you shouldn’t count your chickens before they hatch. Considering this, trying to challenge the myth of some often cited bulk price is probably doing more harm than good...

Some might think that I simply chose the cheapest companies. That’s not true. For each trade, I thoroughly reviewed all the quotes I received. I listed every detail and compared the offers. Then, I researched what each point entailed and acquired basic knowledge about each trade. After that, I had the quotes adjusted and negotiated. Additionally, I budget an extra 10% for unforeseen costs for every trade.
Of course, this also involves doing some work myself, but what is the cost of an hour spent watching TV in the evening? Honestly, I enjoy doing this much more…

I’m keeping my fingers crossed that there are no major mistakes in your “amateur” tenders. But I expect you’ll manage well with the costs (after all, you still have a 10% buffer).
I’m currently working on a project myself—a full renovation of an existing property. I’ll share the prices later. We all know the usual “that won’t work” discussions…
