I have a question for you. We are going to build a solid / masonry house and are currently looking for construction companies to complete the shell construction.
Through an acquaintance, I spoke with a master mason who is also self-employed, and he made a good impression on me. However, he does not carry out any earthworks; he starts working after all ground preparation is completed. Now my question is: Who is responsible for the warranties if something goes wrong with the house later on in this case?

Silent01022 Jan 2018 11:13Earthworks and concrete/masonry work are two separate specialties, which are usually carried out by two different companies.
In the event of damage, the party responsible for the damage and whose work was not performed properly bears the liability. In case of a serious issue, an expert should first determine the cause of the damage to the house (earthworks, concrete work, masonry, force majeure...).

baumann4222 Jan 2018 12:43The earthworks contractor works according to the specified information and is not responsible for the soil survey. The person responsible for the foundations/slab/masonry work either assumes liability for structural stability or requires the client to provide a soil survey.
