I have been following along for quite some time since my partner (31) and I (33) are now ready to start building our house.
For the past few weeks, I have been working on the floor plan and would appreciate some feedback—perhaps you will spot areas for improvement. North is at the top of the site plan.
Development Plan / Restrictions
Plot size – 754 sqm (8109 sq ft) in the northern part of Mecklenburg-Western Pomerania
Floor area ratio – 0.25
Building envelope, building line, and boundary – 17 x 20 m (56 x 66 ft)
Edge development – garage on the property boundary
Number of parking spaces – 2
Number of stories – 1 full floor
Roof type – 25° hipped roof according to the development plan
Architectural style – bungalow as per the development plan
Maximum heights / limits – eaves at 4.2 m (14 ft) above street surface
Owners’ Requirements
Basement, floors – no basement, but attic expandable with knee wall about 1 m (3 ft)
Number of occupants, age – 2 people, first child due in July, second planned at some point
Ground floor: kitchen, living room, bathroom, master bedroom, small guest room / office
Upper floor: children’s room
Utility room adjacent to the living room, where an aquarium will be built into the wall
Dining space for up to 8 people
Fireplace
Garage and double carport

When I was a child, there were no floor-to-ceiling windows or anything similar where I could have looked through. I survived 😀
But the objection is certainly valid. Perhaps knee wall windows could still be an option if you like the look of a broken-up roof.
I have extended the length of the house to 14m (46 feet) and thereby slightly enlarged the utility room.
Behind the bedroom, it is not intended to be a dressing room but rather a walk-in closet.
I planned the staircase with a width of 80cm (31.5 inches). I find this sufficient for “just” children’s rooms upstairs. I currently have the same in my terraced house and manage well with it. I have even carried very bulky items, such as a sofa, upstairs.
I imagine the attic floor plan simply as shown in the attachment. The green rectangle should approximately represent the 2m (6.6 feet) ceiling height limit.
Unfortunately, I cannot estimate to what extent the stairwell will need to be enlarged.

Yes, it could basically work, although the kitchen area, the entrance to it, and the space for a wardrobe are still quite critical.
However, the windows definitely need to be reconsidered. There are several options between floor-to-ceiling and a bottom edge at least 125 cm (49 inches) above the floor. I’m also not particularly fond of floor-to-ceiling windows in rooms like children’s or bedrooms. Try searching for "children’s eye level development" ... only from around 9 years old are children’s eyes typically above this 125 cm (49 inches) level.

@hstkai, you won’t be moving into the house before 2017 or 2018 at the earliest – so you should start getting used to modern home construction of the 3rd millennium. This approach has actually been around for 16 years now. You also expect an experienced craftsman to follow current building regulations—not those of their old mentor. Many things have changed over the past years 🙂

Where would be a better location for the kitchen door? I could imagine it slightly further to the right, creating a recess of about 65-70cm (25-28 inches) in the kitchen. Then there would be space to the left of the door for a coat rack, possibly also under the stairs.
After the size update, I actually googled already after your first post.. 😉
What other window options would be possible as alternatives?
