Hello everyone and Happy New Year.

I have been following along for quite some time since my partner (31) and I (33) are now ready to start building our house.

For the past few weeks, I have been working on the floor plan and would appreciate some feedback—perhaps you will spot areas for improvement. North is at the top of the site plan.

Development Plan / Restrictions
Plot size – 754 sqm (8109 sq ft) in the northern part of Mecklenburg-Western Pomerania
Floor area ratio – 0.25
Building envelope, building line, and boundary – 17 x 20 m (56 x 66 ft)
Edge development – garage on the property boundary
Number of parking spaces – 2
Number of stories – 1 full floor
Roof type – 25° hipped roof according to the development plan
Architectural style – bungalow as per the development plan
Maximum heights / limits – eaves at 4.2 m (14 ft) above street surface

Owners’ Requirements
Basement, floors – no basement, but attic expandable with knee wall about 1 m (3 ft)
Number of occupants, age – 2 people, first child due in July, second planned at some point
Ground floor: kitchen, living room, bathroom, master bedroom, small guest room / office
Upper floor: children’s room
Utility room adjacent to the living room, where an aquarium will be built into the wall
Dining space for up to 8 people
Fireplace
Garage and double carport

House Design
Designer:
- Do-it-Yourself by us
Personal budget for house including fittings: 180k
Preferred heating system: gas condensing boiler + controlled ventilation system

Regarding the 6m² (65 sq ft) for the utility room, I currently have a terraced house where the utility room, combined with a guest toilet, is only about 3.5m² (38 sq ft). This is still completely sufficient for us. Gas condensing boiler, washing machine, water softener, everything is accommodated. I actually find 6m² (65 sq ft) almost too much 😀

With good planning, there is space even in the smallest cabin. 😉

Hello

The layout of the rooms is not well designed and seems to be subordinated only to the desire to have the aquarium.
I would recommend starting again with a blank slate and reconsidering the building’s shape.
Just moving some walls around won’t solve this.

I completely overlooked the aquarium 😉 .. and 8 dining seats?? No, that probably won’t fit in the kitchen.

One more question, does it have to be a hip roof? Is a gable roof not possible? And a maximum pitch of 25° (25°)?

The 8 dining seats were the maximum possible; some close seating is acceptable 😀. In everyday use, fewer are needed—4 seats are sufficient. I have a corner bench measuring 1.2 x 1.8 meters (4 x 6 feet) and an extendable table with a minimum size of 1 x 0.7 meters (3.3 x 2.3 feet).

The roof shape and pitch are specified by the development plan (building permit / planning permission).

Unfortunately, comments like "start all over again" are not very helpful. I have already explored various options, but nothing better has come up.

You’re building a house and then planning a dining table of 100 x 70 cm (40 x 28 inches)... sorry, but to me, that just doesn’t make sense.

Why does it have to be a guest or study room?

Wouldn’t a basement be a better option? That way, the garage doesn’t need to be so long, and the technical room, utility room, and possibly a guest area can be moved downstairs. This could also allow for a different house design.

Is there a professional architect involved in the project? Because I also think it might be best to start over from scratch here.
