Hmm, as a layperson, I notice the different sizes of the children's bedrooms... that could lead to disputes later on...

Unfortunately, I can’t quite picture the situation on the plot. Would it be possible to move the building further north to have a larger garden on the south side?

Otherwise, the entrance is interesting but not very practical. While two separate staircases are quite convenient, the cloakroom here is too small—where should shoes be stored, where can one sit down, and where is the space to keep clothing for four people? Additionally, the cloakroom obscures the staircase, which looks a bit awkward.

The kitchen would be more functional as a simple double-row layout; the so-called “fresswarze” (eating nook or breakfast bar) doesn’t make sense. The dining area isn’t very cozy due to the sliding door, and the living room seems more suited to people who don’t like watching TV.

Overall, the room orientation is questionable. It might be better to shift the living room mostly towards the bottom of the plan, aligning the exterior wall with the neighboring building to allow a long view of the garden to the south.

The upper floor needs clarification. What is supposed to happen in the bedroom that explains its current layout? Why is the bathroom located where it is, the children’s room 1 positioned to the north, and why does the bathroom have such a zigzag layout with small windows?

What is a “Fresswarze”? 😕

Here are my brief thoughts, happy to explain in more detail upon request ;-)

1.) What does the basement look like? I ask because of storage options.

2.) Possibly a closed staircase to the upper floor, with a small coat area inside for shoes and jackets that are used often but not daily.

3.) Why have a breakfast bar in the kitchen if the dining table is right next to it?

4.) Does “Raff” mean you plan to install interior roller blinds facing the south side, instead of exterior venetian blinds?

5.) How is the large south-facing window in the bedroom going to be shaded?

6.) The bathroom will be too dark: no light will reach the sinks. I would suggest installing a skylight with an exterior blind there.
Maybe a dormer? Do you also have plans for the exterior south side view?

7.) The upstairs hallway will be very dark since all four doors are closed.
The window downstairs won’t provide enough light.
Since the bedroom is quite large (which seems unfair to the children who spend much more time in their rooms), why not make the bedroom smaller (square-shaped), create an open reading nook upstairs, add two dormers for the bathroom and bedroom, and also install high-level light shafts on the wall facing the reading nook above the bathroom and bedroom? Do you see what I mean? 😀
