Hello everyone,
I am planning to start a new build in Saarland this year.
The exterior dimensions of the house will be approximately 9.5 x 10.5 meters (31 x 34.5 feet). I wanted to share my floor plan with you and ask if you have any opinions. However, the plans currently have dimensions of 9 x 10 meters (29.5 x 33 feet).
My first idea is to remove the wall next to the staircase in the kitchen and create a 3-meter (10 feet) kitchen island parallel to the kitchen units along the right exterior wall.
Upstairs, the walk-in closet should be larger and get a connecting door to the bathroom. A garage with an access door will be added in front of the utility room.
Regarding the site plan: the house will actually be located behind the house with number 84, not as shown in the drawing. House number 84 will be demolished beforehand.
Thanks in advance.
Best regards,
Christoph

How would you use the proposed gallery? I would prefer not to build asymmetrically, which means adding the corners to one of the children's rooms.
I also can't imagine using it as a storage room, since everything happens out back in the garden.
Installing a small mezzanine where the mini storage space is now would be a compromise.
To be honest, I’m not a fan of deviating from the straight staircase, as that would basically require reworking everything.

Honestly, I don’t see much point in deviating from a straight staircase, as that would mean practically everything would have to be redesigned. In my opinion, that would be the only reasonable approach to be able to create (or have created) a good floor plan by a professional.Ground Floor
Swap the bathroom and utility room.
Make the bathroom smaller; who needs two bathtubs?
Add a cloakroom.
Upper Floor
Why keep the storage rooms as walk-through rooms?
Remove the small gallery.
No storage room.
A different staircase could create a more spacious feel.
There is a lot of empty space here, but other areas are lacking.
Please complete the questionnaire.

OK, until two hours ago I still thought that a 9.5 x 10.5 meter (31 x 34.5 feet) house is spacious... But not if more than a quarter of the floor area is hallway.

Then practically everything would have to be revised. He can only benefit from that.
Of course, you won’t realize that anymore, since you defend the design too much and also get in the way of a good design by stubbornly ignoring that constructive criticism can only arise if you gain background knowledge about the residents’ needs.

Why have the storage rooms as passage rooms?
Remove small gallery
Storage room is missing
A different staircase could create a more spacious feel
Lots of empty space here, while missing elsewhere
Please complete the questionnaire Thank you very much for the helpful input.

Of course, you won’t see it that way anymore, since you defend the design too strongly and even hinder a good design by persistently ignoring that constructive criticism can only arise when you have background knowledge about the residents’ needs. That’s not true at all, I already said that it will likely end up with two rooms instead of three on the upper floor, and that the gallery can also be omitted.

Understand, it’s about WHO/WHAT/HOW/WHY....... typical German questions, as Gerhard Polt puts it. We’re not concerned with the form itself, but rather with understanding your motivations, wishes, and needs regarding the house construction, which could be taken from a properly completed form.
Now, trying to tinker here and there or provide constructive criticism without knowing the why is completely pointless.
