Hello everyone,
I am planning to start a new build in Saarland this year.
The exterior dimensions of the house will be approximately 9.5 x 10.5 meters (31 x 34.5 feet). I wanted to share my floor plan with you and ask if you have any opinions. However, the plans currently have dimensions of 9 x 10 meters (29.5 x 33 feet).
My first idea is to remove the wall next to the staircase in the kitchen and create a 3-meter (10 feet) kitchen island parallel to the kitchen units along the right exterior wall.
Upstairs, the walk-in closet should be larger and get a connecting door to the bathroom. A garage with an access door will be added in front of the utility room.
Regarding the site plan: the house will actually be located behind the house with number 84, not as shown in the drawing. House number 84 will be demolished beforehand.

But don’t be fooled by the number... it doesn’t feel airy at all. From about 170–180 m² (1,830–1,940 sq ft) upwards, it really starts to feel "wide" and "airy" and comfortable. Unless you’re willing to give up some rooms, but I’m sure you don’t want to do that.M

Even a small floor plan can feel spacious with good design, while a large floor plan can feel cramped or disjointed if poorly planned. However, you need to know more about the intended use and residents’ preferences.

I simply didn’t get around to it because I was only on the go. I have now filled out the catalog a little, as far as I could or found it relevant.
Development Plan / Restrictions
Plot size: very large to huge. Plenty of space available
Slope: no
Site coverage ratio: unknown
Floor area ratio: unknown
Building envelope, building line and boundary: unknown
Edge development: on the left side I can build right up to the boundary
Number of parking spaces: two garage spaces and about two more in front of the house
Number of floors: 1.5, with the upper floor to have a knee wall of 2m (6.5 ft)
Roof type: gable roof, but relatively flat
Style: modern but simple and straightforward
Orientation: towards the back
Maximum height / restrictions: none
Other requirements: house number 84 must be demolished so the new build can be placed behind it
Client Requirements
Style, roof type, building type: see above
Basement, floors: no basement, otherwise see above
Number of occupants, age: two adults, no children. Planning for a house for 2 children in the medium term
Space requirements on ground and upper floor: between 70-80 sqm (750-860 sq ft) each
Office: family use or home office? An office is desirable, as working from home will remain relevant even after the pandemic
Overnight guests per year: maybe one occasionally, but there are enough guest rooms in two other houses in the same village (family)
Open or closed architecture: open towards the back, where there is a large spacious garden
Conservative or modern construction: combination?
Open kitchen, kitchen island: preferred
Number of dining seats: four, potentially 6 or 8 for guests
Fireplace: yes
Music / stereo wall
Balcony, roof terrace: yes, there is enough space around the house
Garage, carport: double garage in front of the house, attached to the house, with access through the utility room
Utility garden, greenhouse: any
Additional wishes / special features / daily routine, including reasons for and against: home gym, but should be attached to the garage, as I want to keep it separate from the living area (intentionally)

What do you like most? Why? The straight staircase for the look, open area and orientation towards the back
What don’t you like? Why? unknown
Price estimate according to architect/planner: none
Personal price limit for house including equipment: 350,000 EUR
Preferred heating system: air heat pump
If you have to give up certain details or expansions
- Can give up: gallery
- Cannot give up: possibly garage not connected to the house

Because that’s how I wanted it, as I like the open combination of living, dining, and kitchen areas
