Hello everyone,

After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!

I am 34 years old and originally from Munich, where I was born and raised.

Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.

I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

The effort required for plastering around glass isn’t as bad as expected. We were worried about it too and visited several houses to talk with the owners. In most cases, it seemed like they had cleaned the glass especially for our visit. However, it turned out that nearly six months (half a year) had passed since the last cleaning. Based on this, we decided to go with glass railings.

As an alternative, I can imagine delicate posts with a fine stainless steel mesh. Visually, this is also less dominant.

I would avoid open railings since there will be children living in the house. It’s better to have them enclosed with glass, mesh, panels, or similar.

Thanks, Rick. A specific point is the issue of transparency with pure glass elements. Would a subtle frosted glass option be too dominant?

Then rather go for a stainless steel mesh option. It is less imposing than frosted glass, requires even less maintenance, and personally, I find it looks more upscale as well.

Hopefully, the balcony railing on the right third of the upper floor can be extended beyond the bay window on the ground floor without causing any issues with the floor area ratio / plot ratio—otherwise, in my opinion, it looks a bit awkward.

I could also imagine a combination of wire mesh, perforated metal sheet, and (frosted) glass working quite well. Perhaps the foil layer in the safety glass could even be made (partially?) with an ornamental pattern (or printed). It’s often surprising how little alteration of clear transparency—in the sense of lightness and openness—is enough to effectively reduce voyeuristic visibility.

Another small update. We are currently finalizing the floor plans and window layouts. Everything is still going very well and is really enjoyable. Due to the generous terrace areas and balconies, we have now calculated a living area of just under 600 sqm (6,458 sq ft), which is quite substantial.

It is likely that we will be able to submit a building permit / planning permission application in 1-2 months!
