Hello everyone,

After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!

I am 34 years old and originally from Munich, where I was born and raised.

Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.

I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

If there is enough money in the account to cover such a million-dollar project...

Then why even give it a second thought and not have everyone build on their own? And maybe one person could take the parents with them...

Or have the parents pay everything or at least the majority?

The risk involved if something goes wrong would clearly be too high for me...

As interesting as I find the fact that money is no object for you, the thread creation is pointless with the information you provided. There simply isn’t any content to discuss, meaning either you provide more relevant details or the thread will be dead after five more posts.

The previously mentioned concern about expanding, for example by acquiring an additional plot of land, has been discussed at length. However, we all share the same opinion that we are very attached to this particular corner, and currently, it feels like winning the lottery if someone nearby decides to sell.

At the moment, I am interested in whether, in your opinion, it is realistic to build such a house on a plot with the stated dimensions. I will gladly provide more detailed information about the plot tomorrow.

Not only the dimensions matter
It is not even clear here whether there is a slope, the location of the road, or the orientation... 20 meters can, of course, be very little.

... and one of the most important questions: are three residential units allowed on the property? Even if there is likely no zoning plan, this question should probably be clarified in principle. Is there possibly a parking space requirement in this case?

Otherwise, in my opinion, 1000 square meters (about 10,764 square feet) should generally be sufficient. However, as ypg already mentioned, a 20 x 50 meter (66 x 164 foot) lot can be great but might also be difficult to divide properly, considering factors such as access roads, neighbors, slope, and so on. Therefore, a site plan showing neighboring buildings and some dimensions would be helpful.
