Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

Here is a brief update. The meetings that have taken place, whether with the architectural team, the tax advisor, or the financial consultant, have all gone very well and remain well-organized. This means that there should be no obstacles for the building permit / planning permission in the coming weeks, as the volume measurements work well for all of us.
Currently, the exterior design is an interesting topic. As mentioned before, the original plan for the balcony and terrace areas was to use clear glass. However, this did not fully satisfy us due to privacy and openness concerns. Afterwards, options using expanded metal (also for facade areas) were presented and visualized. I personally really like the idea, but we still have some reservations about this option. I think it will likely go back towards glass, but possibly dark-tinted, painted, or a version I have not yet considered.
Suggestions are of course welcome.

The best choice for this is probably "one-way mirror glass"; there are windows that are hardly visible from the outside but still allow a good view from the inside. Alternatively, the only options are to reduce the size of the window openings to achieve privacy or to make the property itself completely private.
Hello @cschiko. Thank you very much for your opinion. I think I may have expressed myself a little unclearly. The large window units on the ground floor and also in parts of the planned penthouse apartment are, of course, intended to be designed with standard windows. The same applies to all other windows (except perhaps the bathroom windows).
What I meant were the balcony elements on the first floor and the terrace railing for the top floor (we have planned about 100 sqm (1,076 sq ft) of roof terrace here). I think the idea of using mirrored glass is a good approach, although I could also imagine that tinted glass elements might provide some privacy for the balconies and the roof terrace.

Okay! An alternative option, which we used in the living room (this can be seen from the other side), is frosted glass films. However, not covering the entire surface, but for example a stripe design or something similar. This allows for very individual customization and can theoretically be changed again later.
