Hello everyone,

After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!

I am 34 years old and originally from Munich, where I was born and raised.

Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.

I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

Then I’ll do a rough calculation: 600*4000, plus the underground parking garage, outdoor area, existing building, and probably interior furnishings and so on... where does that put us? A 4 million project volume? My poverty really frustrates me.

I was referring specifically to the actual construction costs mentioned. The price keeps going up step by step—from every floor plan adjustment, through the building permit / planning permission process, to the actual construction—without having initially made completely unrealistic calculations.

@Muc1985: But this wasn’t specifically related to your construction project. It was more my impression that I enjoyed the planning phase more than after the umpteenth payment to the notary or the progress billing.

Calculating out loud is only done with the royal Bavarian prices of the state capital if you want to scare country folk. On the other hand, the concrete gold there is also a solid investment.

I took the liberty of privately encouraging the original poster that the architectural firm is professional enough; and that it is not desirable to disrupt the design here with minor adjustments like moving a dressing room door. At one point in the discussion, the concept had gained the proper momentum—mainly thanks to contributions from you and, if I remember correctly, also from @RomeoZwo. I found and still find further debate here about whether the juicer is too far from the toaster unnecessary.

A quick question to the group. What is your opinion on windows / balcony doors without a lintel? Attached is a photo.

A lintel "shades" the light reflections that hit the ceiling through the windows and, when reflected again, help create brightness "from all sides" around the occupant. Having no lintel thus means a noticeable increase in brightness—whether this shifts the perceived sunset time by about fifteen minutes or not is open to individual perception. However, it also results in a bit more grazing light on the ceiling surface, which slightly emphasizes the uneven texture of the plaster.

From a technical standpoint, with ETICS (External Thermal Insulation Composite Systems) wall assemblies combined with external venetian blinds, it is easy to design the shading box so that it visually blends almost seamlessly with the floor slab above. Where roller shutters are occasionally desired, I would probably opt for those with rounded boxes. But from my impression of your architects, they are likely already considering these factors, which even meets my approval. They probably have experience with this, so I assume there are completed reference projects.
