Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

A bit has happened over the past few days. Regarding the building permit / planning permission, it’s still an intense back and forth with the authorities, but we are actually approaching the final stages. The detailed design phase, or work phase 5 (LPH5), is in full swing. It’s really enjoyable to actively participate and fully engage with the topics. A big thanks, for example, to rick2018, 11ant, and others for always being open to any questions, no matter how simple, and for their incredible expertise.
In addition, the structural engineer, the engineering office for drainage planning, and an engineering office for fire protection were brought on board recently.

I can give a small update again. We have now commissioned the necessary expert to review and approve the fire protection plan. An engineering firm has also been brought in for the building energy consultation. Hopefully, a meeting with a specialized company for electrical work / KNX / building security / photovoltaic systems, and more, will take place next week.
We have actually received the demolition permit (which involved a rather “interesting” back and forth with the responsible authority). The building permit is still not approved. We had planned underfloor heating in the area of the underground garage ramp (the ramp is intended to remain open), but the authority has recently rejected this type of heating for energy-related reasons.

Authorities should be countered with their own tactics – they need it. What I’m curious about—considering all the architecture and construction-related topics—is how you plan to handle the actual demolition and building process? If I understand correctly, you and/or your parents still live in the building that will be demolished. Will you rent an apartment for the "transition period" (probably somewhere between one and a half and two years)? Or will you stay with relatives or in a hotel?

We have already rented an apartment. We were lucky that a new building was completed within walking distance, so we decided to take immediate action. The move is just around the corner. This means I can be on the construction site spontaneously at any time whenever necessary—and of course, quite often. The same goes for "Family 2," who also live just around the corner. The older generation will be moving near Munich to our weekend house (35 minutes driving time), offering very spacious living with a fantastic view—it could be worse.
