ᐅ Multi-generational house with an underground garage for three families

Hello everyone,

After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!

I am 34 years old and originally from Munich, where I was born and raised.

Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.

I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

Progress is steadily moving forward here as well. The municipal utilities contacted us recently, and we have now scheduled the shutdown required before the demolition for mid-November. It does feel a bit strange, considering our house has stood for over 90 years. But it’s important to focus on what’s coming next!

As before, there are many discussions and meetings with the architects. We have started planning the kitchen. The drainage plan is mostly complete. The structural engineer’s work is also nearly finished, but due to the complexity, we still need to involve a certified structural engineer for additional verification according to the building regulations (building permit / planning permission). In the next two weeks, a company will carry out test drilling so that the final soil report can be prepared. Otherwise, we’re already in close contact with what we consider a very good electrical company (thanks to [USER=19382]@Mycraft) who is preparing a proposal based on the current plans for security systems, KNX automation, audio, lighting, photovoltaics, and more.

So, it definitely isn’t boring at the moment.

So, your existing building is currently on the plot? It would definitely be nice to see some pictures of the condition “before demolition” – there is a thread here for plot photos, where such images would fit well.

Correct. The house barely survived the Second World War. Just 10 m (33 feet) further, it wouldn’t have ended well. Attached is a photo from the post-war period (back then with traditional shutter windows on the ground floor and several halls behind the house / the exterior has changed over time).

In short and concise terms: our house is now completely empty. Decommissioning will take place over the next two weeks. Preparatory work for the demolition will begin in December. The demolition itself is planned for January and February, followed immediately by the excavation of the building pit and the installation of the shoring for the basement and underground garage. Since we are building directly up to the property boundaries, we have decided to use a so-called "Forster system shoring." Evidence preservation for the neighboring properties has also been commissioned.
