ᐅ Multi-generational house with an underground garage for three families

Hello everyone,

After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!

I am 34 years old and originally from Munich, where I was born and raised.

Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.

I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

@K1300S Since a small part of the underground garage is located beneath the house, approximately 70 sqm (750 sq ft) are added. Five parking spaces are planned. Each parking space has a width of 2.75m to 2.85m (9 to 9.3 feet) and there is a good turning and maneuvering area. There is also an "emergency parking space."

We would have liked to design the underground garage significantly larger, but the local environmental protection authority stopped us because of the neighboring land. 🙁

Unfortunately, I have neglected this topic here for a long time. Not much today either, except that a picture often says more than many words... Here we go!

You lived in the house that is now being demolished, right? How does it feel now? A bit strange already?

Hey Climbee. I grew up in that house, yes... My father has lived there since he was born. I have to say, it’s strange for all of us, but we know that something very special and new is being created. So it’s both happy and sad at the same time!

One more addition:

I was on site again for nearly two hours just now. Definitely better than watching TV or similar. It’s impressive how precisely the excavator operator separates and carefully dismantles the house structure. At the same time, the day before yesterday I got a Brinno TLC200 Pro. Yesterday I did the first test with it from 9:00 am to 5:00 pm. Really a great time-lapse camera and perfect for documenting our project. I plan to run it continuously throughout the construction phase in coordination with the respective companies involved. I’ve already arranged a good spot for it on a neighbor’s property (another advantage of having known and gotten along very well with the neighbors for a long time – there’s always fresh coffee available on site)!

Otherwise, the tendering process is going very well and quite a bit is happening….

I also found the demolition fascinating back then. Especially the barn. Like Mikado. Grasping the beams, moving them very carefully, and then another one.

I had slightly teary eyes.
