Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.
Thank you very much.

Here is a brief update.
Several more discussions have taken place with the architect, and a first draft floor plan for the penthouse has already been presented. So far, the work and communication remain very convincing.
In addition, for the next meeting at the beginning of July, alternative floor plan options for the entire building will be prepared. We will also discuss the possibility of a "small granny flat," to be integrated into the first floor (1st floor), intended as a guest area and, if necessary, to accommodate care staff.
I am looking forward to it...

Here is a quick mini-update from me as well.
The meeting with the architect and the team is scheduled for the first week of July. We will have a large group meeting at our place, where the architect will present floor plan options based on our wishes and the agreed division of the units.
We have decided to design the 2nd floor as a "penthouse" for the parents, and for families 1 and 2, the ground floor plus 1st floor. As mentioned earlier, the plan also includes a basement and an underground garage with 6 parking spaces.
Best regards and have a nice Sunday

As mentioned earlier, the basement (Kellergeschoss, KG) and ground floor (Terrassengeschoss, TG) are planned with 6 parking spaces. As I’ve already mentioned—at least in a private message—you might want to consider making it eight or even ten parking spaces. The extra spots will surely be rented out in that area (although, to be clear, I haven’t checked the garage building regulations to see where the threshold to the next classification would be).https://www.instagram.com/11antgmxde/

Another meeting with the architect team took place today. We were quite impressed with what has been developed so far based on our wishes. We also appreciated that several different floor plan options were discussed again. Of course, there are points that we believe should be changed, which will be addressed over the next two weeks.
Overall, it is really enjoyable, and I think something very nice can come out of it.
Best regards
