Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

I would appreciate a short private message from you! A land use plan is not the same as a zoning plan; it usually precedes the latter by several years. Mentioning floor area ratio and plot ratio values, which do not actually come from a zoning plan (but are maximum values from building use regulations), is more misleading than helpful. Moving forum discussions into private messages is not the ultimate solution, and other forum members also specify "exactly to the planning area" where their property is located. You can’t wash a fur coat without getting it wet.
Moreover, it is part of the "deal" in public forums that silent readers can also participate in the discussions—that’s the other side of the coin regarding “advice without posting.” Specialist treatment is, of course, possible—but then not covered by public health insurance (and for me, not at all this year, according to my calendar).

Mottenhausen25 Mar 2019 09:27Aside from the fact that the dream house is hardly feasible on a plot of just under 1000 m² (10,764 sq ft), I would be interested to hear if Muc1985 could share any thoughts about the budget. I know: "money isn’t an issue," but a rough estimate based on the design – post #51 – would definitely be worth discussing. I bet that would solve the size issue on its own.
Apparently, the clients have not yet invested much time in the project regarding "what fits?" or "what is allowed?" so I doubt their considerations about a realistic price expectation are very developed.
It wouldn’t be the first time someone here is surprised that one million nowadays doesn’t get you very far...

Thank you very much for your post. You are absolutely right that the project is still in its very early stages, and so far only a few discussions have taken place with a friend who is an architect. A review of the building regulations is currently underway.
So, it is definitely clear that such a project cannot be realized with just one million. I am actually expecting a budget in the range of 2 to 3 million.

I see an amount of 2-3 million being discussed here. I'm glad to hear that, which makes the requirement to build on the current plot even more unreasonable! What is the current plot valued at? 10% of the total project cost? That ratio just doesn't add up!
What I mean is, no one would put budget hardware-store tires on a BMW 7 Series just because they somehow fit and there’s a strong emotional attachment to those tires. It simply doesn’t make sense.
