Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

The house for Family 2 is already about 9m (30 feet) deep... I can't see the graphic right now, as I'm on the go. There should also be space left for a 3-4m (10-13 feet) terrace facing southwest and a 3m (10 feet) setback from the property boundary.

More isn’t possible anyway, rather less: from my perspective, your design almost fully utilizes the available building mass, which means that, relative to the neighboring environment, it would already be quite substantial.

Personally, I really like the floor plan of Family 1. It’s more or less what I had in mind. For Family 2, I also find the initial ideas quite successful. My only comment here would be regarding the width of the house; in my opinion, there is potential for more space.
I need to correct my previous statement because I mixed up Family 1 and Family 2. Therefore, I see room for improvement in the depth (not the width) of the house for Family 1. Otherwise, the concepts are truly well designed, and now you can clearly visualize the layout. I will continue to contribute detailed feedback on this topic and am already in contact with kbt09.

Just to be a bit of a party pooper: have you already checked whether the local authority might actually have a specific idea of a practical building envelope like the one below?
