Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

Hello everyone. As I briefly mentioned yesterday, I would like to share a few thoughts on the recent comments, especially regarding the amazing work by kbt09 (once again, a big thank you / I’m trying to reach 100 posts soon so I can write to you personally).
In my opinion, the floor plan and overall design offer a solid starting point to work from, even without having discussed it directly with kbt09. I’m particularly a fan of visual representations.
Personally, I really like the floor plan for Family 1. It’s quite close to what I had imagined in my mind. For Family 2, I also find the concepts very well done. The only point I would mention is the width of the house—I think there is potential to go bigger there. I really like the design of the attic apartment / granny flat. The staircase layout also appeals to me. However, I assume the design might run into height restrictions in reality. Neighbors who have built in the past 3-4 years usually chose either a flat roof or a very shallow hipped roof for three-story buildings. The attic level was often set back slightly from the first upper floor and typically included a large balcony or terrace area.
My initial idea was to design relatively similar floor plans for the ground floor and first upper floor for Families 1 and 2. I pictured the attic apartment with somewhat more balcony/terrace space, placed fairly centrally on the building. Whether that would work at all, I can’t currently judge.
Regarding setback distances, I have so far heard from various people (neighbors / architect / developer) that a 3m (10 feet) distance is standard, except for garages and garage driveways.
In my initial post, I had mentioned an approximate plot size of 20m x 50m (66 feet x 164 feet), which was unfortunately not quite accurate—the actual size is 21m x 46m (69 feet x 151 feet). Sorry about that.
