Hello everyone,

this is my first post here, and I’m hoping for a good start.

It’s about a two-story urban villa measuring 11 x 11.5 m (36 x 38 feet) with a granny flat and no basement.
It’s important to us to separate the living area from the dining/kitchen area.
I hope everything is clear, as I quickly created the plan using Photoshop.

We haven’t been to an architect yet. I would appreciate your opinions on the floor plan.

I find the granny flat too small, the gallery unnecessary and too large, and the living room on the first floor quite odd.

I find the apartment for residents quite nice, but it might indeed be difficult to rent out due to its small size. Or is it intended for private use?

I’m also not very fond of the resulting floor plan from the apartment. I have to agree with the opinion that the gallery is "wasted" space, and I find the living room far too narrow and unusual. Having the kitchen and living area on two different levels doesn’t seem to offer many advantages either.

Well, the question about a gallery cannot be answered purely based on functionality. It is more a matter of design or personal taste.

I don’t mean to offend you, but you should take your wishes to someone who is experienced with this. They will design a nice house for you...

Personally, I don’t like this floor plan at all. There are too many corners and angles. Why is the living room located on the upper floor, so small, and facing north?

Try furnishing your floor plan. For example, where is the bed supposed to go in the bedroom? Under the window? In front of the door?
In my opinion, having a children's room right next to the open living room is a very bad idea.

I think there is quite a lot that needs to be revised...
