Hello everyone,

After what felt like forever, we finally received the floor plan (without exact dimensions) today from our preferred general contractor. Although the planner noted our requests during the meeting, some of them don’t seem to have been fully incorporated.

The price offer will be prepared once the floor plan is finalized, especially if the size increases.

I would like to share the floor plan with you and hear your suggestions for improvements!

We want a larger but semi-open kitchen because I cook and/or bake daily. A pantry would be great but I would also give it up if it means more counter space in the kitchen.

Ideally, I would like a laundry room on the upper floor since all the laundry tasks happen upstairs.

Why is the design the way it is now?
The general contractor’s planner asked about our preferences and created the floor plan accordingly. Apparently, an office didn’t fit. The requirement was that we ideally don’t want more than 150sqm (1615 sq ft), a kitchen size of at least 13sqm (140 sq ft) would be nice, and if possible, no straight staircase.

What makes it particularly good or bad in your eyes?
The hallway seems to take up too much space without much utility, the kitchen feels too small.

The walk-in closet is “enclosed” and should be accessible via the corridor.

We like that the children’s rooms are exactly the same size. The future child planning is currently flexible.

What is the most important / fundamental question about the floor plan in 130 characters?
How can we make the kitchen accessible through the hallway and semi-open, without making it too small?

Would a different staircase allow for a better layout?
Or are our wishes not feasible within 150sqm?

No need to look far: basically, you like the floor plan of the Villa Shiny, and I have already mentioned several times what should be done with it:
1) Identify or recognize unnecessary space; if there isn’t any, we already made progress here: reduce the size of the children’s rooms, eliminate the bathroom segregation;
2) accept if the layout is not perfectly square;
3) let the rooms guide you regarding window placement.
Don’t forget to tackle the upper floor first.

Regarding the kitchen layout: With a width of 3.60m (12 feet), the room is too narrow for an island or peninsula that can accommodate both the sink and the cooktop.

Option 1: Along the top wall, a kitchen run with tall cabinets and either the sink or the cooktop. Below that, at a distance of 1.20m (4 feet), a peninsula attached to one of the two side walls. I can’t quite decide which I prefer. The peninsula could be about 2.60m (8.5 feet) long and 1.20m (4 feet) deep, with either the sink or cooktop placed on it.

Option 2: Remove the kitchen door and install a U-shaped kitchen.

Option 3: Instead of an island, add a cabinet along the wall below the kitchen door.

Option 4: Remove the kitchen door. Install a tall cabinet run along this wall. On the left side, place a peninsula (running from top to bottom). In this case, it could be 3m+ (10 feet+) long and can accommodate both the sink and the cooktop. However, it couldn’t be quite as deep — around 1m to 1.10m (3.3 to 3.6 feet) should work.

There are probably more possibilities.

By the way, where exactly is the terrace located? Is it on the west side?

I took another look at the site plan from #1. I don’t think the exterior dimensions can be changed that much, right? Extending further south will be tight because of the property boundary. Moving further west would be possible, but then the terrace would be closer to the boundary. Is the west-facing terrace fixed, or could it be moved to the south?

You have received a lot of input. Instead of discussing the pros and cons of these within your partnership, a new draft with a few quickly implemented, superficial changes is produced again.
Wouldn’t it make more sense to communicate differently, so the planner clearly understands how to incorporate your requirements into one plan?
If you say, “Basically, we like it, but…”, the planner could consider using a different basic layout where things might develop differently.
Basically, you have been stuck in a dead end for quite some time—something we usually only see from laypeople in this forum, who don’t want to let go of their base plan because of all the time-consuming adjustments already made. This doesn’t mean the chosen base plan is necessarily the wrong one, but the changes show that you haven’t really sat down and talked things through together.
