What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

If you have the exact dimensions of the building plot plus the zoning plan requirements, you can optimize the house shape and size. You can also arrange rooms according to their orientation to the cardinal directions, consider the surroundings, and more. Additionally, this affects the garden orientation and the layout of the terrace.

How large should a terrace be at minimum? Width and length?
The rooms are quite well oriented. At least that fits.

Maybe you should focus on the house first?!

I wouldn’t place a staircase on the west side if it can go on the east. The same applies to the garage.
A utility room on the north side is a given... the rest is more or less standard.
The one shown on the site plan was better than what you posted last. Unfortunately, I haven’t seen the upper floor. Bathrooms stacked on the north, kids’ rooms facing south—you can’t go wrong with that.
Get rid of the landing staircase and instead opt for a generous two-quarter turn stair.
Upstairs, let the kids shower in the bathtub (saves space), I’m totally fine with that—I do it too, and happily.
Kids’ rooms don’t need nearly 20 sq m (215 sq ft); 15 sq m (161 sq ft) is fine, especially if the living room has enough space.
Then you can add a small laundry room for washing. Ours is 3.4 sq m (37 sq ft) and completely sufficient.

And later, you can focus on the garden.

You jokester. You’d have to steam-cook instead of shower, use the litter box, and skip handwashing entirely (or do it only with disinfectant wipes). Of course, the water in your house needs to go somewhere—if not, get that solution patented and you could afford a house as big as the whole world.

I’m switching through the pages again, shaking my head, checked your profile to see if you’ve been living for 20 years, and now I understand why I pulled myself out of here... I want, I want, I want, and Kaho, you just go ahead.
The result was a worse improvement...

And then this sentence: that also explains the short wall section the architect drew for you. You have to connect somewhere.

I think there will be no drainage in the living room and office anymore. That is the goal.

Where will the laundry room be placed?
