What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

We don’t actually know how the staircase will look. The drawing of the staircase, balustrade, and the enclosure of the storage space under the stairs is inconsistent. Despite decades of experience reading floor plans, I have no clear idea how this is supposed to be implemented.

If the husband looks good enough to live with him walking around naked, then I suppose the walk-in closet can be omitted—but at the moment, the weather argues against that.

Symmetry serves no real purpose and can be omitted without any issues. Even where symmetry is present everywhere else, it actually looks smarter to make an exception.

So much input. Thank you all. As in #5 is fine for me, staircase 2.20 m (7 ft 3 in) is also okay. What if nothing is allocated in the living area? How would the length x width look then? Could you please draw that with the dressing room solution from #5? Maybe that would work.

I will keep the washing machine downstairs. But the utility room would need to be large enough for it.

I use the same software Kerstin has, but it doesn’t run on my Mac. I always have to take out an old, slow laptop... And you all do a great job anyway, so my ideas aren’t really needed.

So, 9m² (97 sq ft) still seems fine to me. We have 7m² (75 sq ft) allocated for the technical room, and everything fits comfortably – but we don’t have a separate boiler; instead, water is integrated into the heating system. Additionally, there is a separate room for the washing machine.

I find the storage situation unacceptable. I would move the wardrobe to the hallway, make it wider, and connect a small storage room / pantry to the kitchen. Also, if you really want 4.5m (15 ft) in the living room, I would extend the house. Don’t worry about the costs.
