Hello everyone,

We are in the process of planning a house for our family. We already have two children (5 and 1.5 years old), and our third child is due in November.

We have put a lot of thought into the floor plans and now have a design we are very happy with. However, since you eventually become blind to your own creations and we have no experience in house construction, I’m hoping to get some great suggestions here.

Development Plan / Restrictions
Plot size: 985 sqm (11,000 sq ft approx.)
Slope: No
Floor Area Ratio (FAR): 0.25
Site coverage / Floor space index: Not specified (2 full stories possible)
Building envelope, building line, and boundary:
  • Visible in the pictures; the plot is irregularly shaped. I created a simplified rectangular version that complies with the required windows/distances.
  • Street width: 17.5 m (57 ft)
  • Building envelope start: 5 m (16 ft) from the street, depth 20 m (66 ft), plot width 18 m (59 ft)
  • Plot width in the middle of the building envelope: 18.5 m (61 ft)
  • Plot width at the back: 21 m (69 ft)
  • Plot length: approx. 50 m (164 ft)

Adjacent buildings: Currently all empty

I agree. Although the many windows provide a lot of light, a dresser or a cupboard really doesn’t fit anywhere properly because of them.

I hadn’t really thought much about the dresser issue. I assumed you could always fit one in somewhere.

I’ve marked something on the floor plan. Should that be enough potential storage space?

So placing it on the right wall next to the dressing room should work. On the left exterior wall, it looks like it might be too tight with drawers/doors from the island and/or the sofa.
The wardrobe area is meant to be used as such, right?
Under the stairs, it’s hard for me to estimate how much space will actually remain next to the door.

The drawing shows the sofa is 1.50m (5 feet) away from the counter and 1.10m (3.6 feet) from the wall. Not a lot of space, but definitely enough room for a small chest of drawers.

The staircase is 4.30m (14 feet) long. Only 60cm (24 inches) are taken up by the door, so there should be enough space left.



Otherwise, maybe removing a window on either side of the TV could create more storage space.

But honestly, do you really need that much storage in the living/dining area? I can’t quite understand it.
Kitchen storage definitely won’t be a problem (all lower cabinets will be tall units, total width over 4m (13 feet)) plus the 3m (10 feet) kitchen island.

Of course, you still need wall space to accommodate, for example, bookshelves, dressers, a children's play kitchen, a small child’s table with chairs, and a toy chest. In your case, this is quite limited in the room of over 80m² (860ft²).
