We are in the process of planning a house for our family. We already have two children (5 and 1.5 years old), and our third child is due in November.
We have put a lot of thought into the floor plans and now have a design we are very happy with. However, since you eventually become blind to your own creations and we have no experience in house construction, I’m hoping to get some great suggestions here.

- Plot width in the middle of the building envelope: 18.5 m (61 ft)

I usually recommend starting with the upper floor (OG) due to its more complex layout and then deriving the ground floor (EG) from that.
Regarding the ground floor "variants": these are more or less just different furniture arrangements here. I’m generally in favor of sketching, but the dimensions of the furniture should be taken seriously: at the breakfast bar, people sit closer together than at the dining table, even though you’re not any slimmer or move less in the morning.
By the way, a TV program doesn’t get any better just because you find the exact spot for the device using a dowsing rod. I also know several wives who significantly rearrange the furniture positions more often than once a year and therefore suggest not to overcomplicate the room planning based solely on specific furniture layouts. A piano, a piano! – Mother, we thank you.
