Hello everyone,

some of you might have already followed one of my threads about us having to or being allowed to build our end-terrace house on our own responsibility – depending on how you look at it. This means that we are buying an end-terrace plot (215 sqm (2315 sq ft)) in a new development area in the Rhein-Neckar district and will be building on it ourselves – but in coordination with our two terrace neighbors.

The municipality, which sold the plots through a local resident model, ideally wanted applicants to apply as a complete housing group with several families and then build accordingly with a general contractor, construction manager, or architect. Of course, that didn’t really work out, so now there are only individual applicants and also homeowners.

After we were awarded the plot, the addresses of the other terrace neighbors were shared to discuss certain matters, such as roof style, whether or not to have a basement, etc. It was immediately clear that everyone preferred to do their own thing. However, we were still able to agree that the housing group will have a gable roof with a pitch of 35 to 40 degrees (within this 5-degree range).

As the end house, we will build without a basement, while the middle house and the other end house will have basements. This obviously presents a challenge as we would have to make a deep foundation or simply skip it, and the middle house would have to support us, as we will start construction first. The current agreement with the middle house is that we will build a deeper foundation at his expense, as supporting our house later on would be considerably more expensive for him.

We are currently close to signing with the construction manager, the notarization appointment for the plot is at the end of June, and we hope to start construction in the fall of this year. Meanwhile, several other freely planned housing groups are being built around us, which might get in the way with their cranes.

I will document the progress here from time to time – such a self-planned terraced house doesn’t come along very often.

Exactly… that’s why there will also be a small lounge area there.

It looks really nice. I would love to have something like that too. How big is your terrace?

The terrace is approximately 8.00 x 3.60 m (26.25 x 11.81 ft). The roofed area measures 6.00 x 3.55 m (19.69 x 11.65 ft).

Hello everyone,

We are currently planning our garden and have two options. Option 1, with the play area at the top, is our current favorite. The middle house is located at the top. We would install two 1.80m (5 ft 11 in) high privacy screens there, so that the sandbox could possibly be replaced by a pool in the future. Additionally, this area is easier to water.

Option 2 was our initial favorite, but we don’t really like the garden gate in the middle. In plan 1, the gate would be moved to the lower left corner, providing a direct path from the garden shed at the bottom center to the gate.

Regarding the dimensions: total garden width is 10m (33 ft), depth to the end of the terrace is 6m (20 ft). The depth of the play area including the bed behind it in option 1 is 3m (10 ft), with surrounding beds 0.80m (2 ft 7 in) deep.

What do you think?

Bird’s-eye view of a garden: trampoline on wooden terrace, toy box, paths, house with windows.

Bird’s-eye view: gray roofs, glass windows, path, and round blue fountain at the lower left.

Here is the revised favorite version again.

The play area will be covered with bark mulch.

Planting is naturally just suggested.

Garden from above: wooden deck with trampoline, sandbox, lawn, and paved terrace with dining table.

One or two dimensions in the drawing would be helpful, as the furniture looks a bit undersized.

What is the element at the bottom right with the "glass blocks"?

One or two measurements on the drawing would be good because the furniture looks a bit small 😉

What are those "glass blocks" in the lower right corner?

Here you go. 😎

The garden shed and the garden gate above it are already built. The patio slabs will end at the supports of the canopy – that’s why the depth is 3.60 m (12 feet).

The flower beds are 80 cm (31 inches) deep all around. Our existing garden table measures 2 x 0.80 m (6.5 x 2.6 feet). The grill is approximately 1.40 m (4.6 feet) wide. The lounge area shown on the plan is not yet there.
