ᐅ Building an End-Terrace House as a Self-Managed Project with a General Contractor

Hello everyone,

some of you might have already followed one of my threads about us having to or being allowed to build our end-terrace house on our own responsibility – depending on how you look at it. This means that we are buying an end-terrace plot (215 sqm (2315 sq ft)) in a new development area in the Rhein-Neckar district and will be building on it ourselves – but in coordination with our two terrace neighbors.

The municipality, which sold the plots through a local resident model, ideally wanted applicants to apply as a complete housing group with several families and then build accordingly with a general contractor, construction manager, or architect. Of course, that didn’t really work out, so now there are only individual applicants and also homeowners.

After we were awarded the plot, the addresses of the other terrace neighbors were shared to discuss certain matters, such as roof style, whether or not to have a basement, etc. It was immediately clear that everyone preferred to do their own thing. However, we were still able to agree that the housing group will have a gable roof with a pitch of 35 to 40 degrees (within this 5-degree range).

As the end house, we will build without a basement, while the middle house and the other end house will have basements. This obviously presents a challenge as we would have to make a deep foundation or simply skip it, and the middle house would have to support us, as we will start construction first. The current agreement with the middle house is that we will build a deeper foundation at his expense, as supporting our house later on would be considerably more expensive for him.

We are currently close to signing with the construction manager, the notarization appointment for the plot is at the end of June, and we hope to start construction in the fall of this year. Meanwhile, several other freely planned housing groups are being built around us, which might get in the way with their cranes.

I will document the progress here from time to time – such a self-planned terraced house doesn’t come along very often.

Yesterday, we signed our contract with the general contractor and finalized our financing with Allianz.

Now the documents for the acknowledgment procedure with the general contractor will be prepared by the end of July and submitted by us. Construction work in the new development area is progressing steadily and remains on schedule. The notary appointment for the land is at the end of this month.

Now the focus is slowly shifting to material selection and searching for a kitchen, as we need to have everything completed by September 30.

A phone call with the building authority yesterday (regarding a different matter) revealed that no new neighbor for the middle house has been found yet.
“Well... you are building without a basement and the other house has one. That makes it difficult to find interested buyers,” said the building authority.

We will see how things develop from here.

And this in the current market situation.
Hopefully, the planning department has realized that this type of residential development and land allocation leaves room for improvement.

Well, the combined collective intelligence of the building authority, the building committee, and the city council plenary can’t only consist of people inexperienced in developing a residential area for the first time. On the contrary: they have only just “learned” that this is the demand, and they want to meet this citizen request. In the process, the planning tends to be too narrowly focused on modularity (taking roof pitch into account but ignoring basement slope). The solution is straightforward, and I have certainly suggested it before: to allocate each row uniformly either only to those building with basements or only to those without basements, or alternatively to require the same contractor (coordinated by one party)—a housing row partly with and partly without basements is no more complex than a “classic” partial basement of a monolithic building.

Wow, you’ve signed a house construction contract and secured financing without having 100% certainty about the land? Is that wise?

I would try to let go of concerns about the neighbor. Things will happen as they will and in their own time. Focus on your house; everything else will fall into place. I’m very curious to see how the project will unfold!

What do you mean by that? What exactly isn’t supposed to be “confirmed”?

If I understand correctly, the Goalkeeper family already has their plot secured, but in their trio of buyers, one of the others was uncertain at first and has now withdrawn; and with the replacement, it is still unclear whether they will build with or without a basement.

So it’s precisely this “falling into place” that is uncertain at the moment, as things are still unsettled.
