ᐅ Building an End-Terrace House as a Self-Managed Project with a General Contractor

Hello everyone,

some of you might have already followed one of my threads about us having to or being allowed to build our end-terrace house on our own responsibility – depending on how you look at it. This means that we are buying an end-terrace plot (215 sqm (2315 sq ft)) in a new development area in the Rhein-Neckar district and will be building on it ourselves – but in coordination with our two terrace neighbors.

The municipality, which sold the plots through a local resident model, ideally wanted applicants to apply as a complete housing group with several families and then build accordingly with a general contractor, construction manager, or architect. Of course, that didn’t really work out, so now there are only individual applicants and also homeowners.

After we were awarded the plot, the addresses of the other terrace neighbors were shared to discuss certain matters, such as roof style, whether or not to have a basement, etc. It was immediately clear that everyone preferred to do their own thing. However, we were still able to agree that the housing group will have a gable roof with a pitch of 35 to 40 degrees (within this 5-degree range).

As the end house, we will build without a basement, while the middle house and the other end house will have basements. This obviously presents a challenge as we would have to make a deep foundation or simply skip it, and the middle house would have to support us, as we will start construction first. The current agreement with the middle house is that we will build a deeper foundation at his expense, as supporting our house later on would be considerably more expensive for him.

We are currently close to signing with the construction manager, the notarization appointment for the plot is at the end of June, and we hope to start construction in the fall of this year. Meanwhile, several other freely planned housing groups are being built around us, which might get in the way with their cranes.

I will document the progress here from time to time – such a self-planned terraced house doesn’t come along very often.

I think it’s quite okay. However, instead of this dark (and boring) backsplash, I would plan for a photo glass backsplash. Something that makes me feel fresh and cheerful right from the start of the day.

On one hand, a glossy backsplash doesn’t really match with a matte glass front, and on the other hand, I believe these backsplashes have become the new wall decals – my wife and I find them really awful.

It’s not exactly my kitchen layout—I’m not a fan of the side-by-side refrigerator and the peninsula stub—and I would prefer a bit more space between the sink and the cooktop.

@goalkeeper, you should definitely have the cabinet maker check whether the dishwasher door can open without any issues. It will probably be an XXL dishwasher, and I estimate the opened door will extend about 65cm (25.5 inches) into the room, which could cause problems with the protruding side-by-side refrigerator.

Certainly very stylish.

Have the manufacturers managed to control the warping of the substrate material? That was what stopped us from choosing glass fronts at least three years ago.

I really like your kitchen. The style isn’t quite my personal taste, but that’s not what matters here. There’s plenty of space, and I think having the oven next to the countertop is great – you can easily keep baking sheets, roasting pans, liquids for deglazing, etc., within reach. You also have enough workspace, and the wall for odds and ends is a great idea.

Your general contractor is excellent, too. You chose the right company – I’m keeping my fingers crossed that everything continues to go well (although honestly, I don’t really have any doubts ). And one more thing: I really appreciate you sharing your experience with us.

The kitchen is fine, not really my style either, but that matte glass surface does have something special. You will enjoy the kitchen if you follow Kerstin’s advice.
This organizer panel is not really my thing—it’s a designated spot for a messy area. Everything might have its place, but visually it looks untidy. And then in such a prominent corner...

It doesn’t have to be glossy. But I know that photo backsplashes tend to be either really terrible or amazing. There’s hardly anything in between.
I like them – of course, it very much depends on the design.
