ᐅ Planning to build a house: what budget should you expect nowadays?

Hello everyone,

I would like to get a rough estimate in advance of what we might expect for a future house.

In our former rural hometown, building plots will soon be developed. Due to the current situation, almost all previously reserved plots have become available again.

We have an appointment soon to discuss the building plots. They are all between 500-650 sqm (5382-6997 sq ft) in size and are supposed to cost between €160-180 (per sqm), which is quite high for this location.

Is it still possible to negotiate prices, or are the local authorities strict? We are considering buying two plots to reach about 1000 sqm (10,764 sq ft) in total.

The plot would be purchased without taking out a loan.

What are the current prices for a single-family house with two full floors and a basement in a higher-quality finish?

Since I am currently self-employed, my income fluctuates significantly. The business is planned to be moved into the basement. Of course, this still needs to be approved by the local authority to see if it is allowed.

It is an online shop with current pre-tax profits of €400,000 annually.

Maybe you can give me a brief outlook on the upcoming project.

I am familiar with both options. Faktum was a bit more robust overall, and if I remember correctly, it used more wood—especially on the cross braces at the bottom cabinets. In general, there was more material and less empty space inside the particle boards. However, the drawers are much better now than before. I still think Metod is quite cool. In particular, the price for individual modules is not as exorbitant as with other well-known kitchen manufacturers. Due to the strange block accounting and combination discounts, buying individual pieces can become a financial disaster.

What I find rather inconvenient with IKEA is that while you can buy fronts or small parts individually, you cannot purchase a cabinet panel alone. For example, if a device shelf in a tall cabinet gets worn out after multiple fridge installations, you have to buy the entire tall cabinet again—you can’t get the device shelf separately. I had a panel cut to size at Hornbach. However, I’m not sure how other kitchen manufacturers handle this.

You have to pay attention to the details. You’re probably assembling the IKEA kitchen yourself, right?
Mine will be delivered and installed, costing just under 10,000 EUR. Of course, I’ll help my acquaintance since he didn’t plan for a second person. But it’s done by a professional, not a DIYer 😉
It’s a U-shaped kitchen with a freestanding breakfast bar, two countertops 70cm (28 inches) deep, and one countertop 96cm (38 inches) deep, so custom sizes...
Oh, and he always orders the cabinets pre-assembled, meaning you don’t have to screw the carcasses together yourself. That’s where it often starts—the IKEA system with the nailed back panels. The cabinets are only truly square by chance.
Side panels and plinths in special sizes are traditionally difficult and expensive at IKEA.

I speak from experience. For our second kitchen, we had to saw the plinth from an old cover panel for a tall cabinet. Dishwashers, whether semi-integrated or fully integrated, have also traditionally been a nightmare at IKEA unless you buy IKEA’s own appliances.
I personally fitted LED strips under the wall cabinets back then—can you now have them routed in at Metod?

PS:
But... and here it is again. Who is building a 9m (30 ft) glass facade facing the terrace? Are they really going to choose an IKEA kitchen for 7,000 EUR? Probably not.

We are very satisfied with our IKEA Metod kitchen overall, but there are three things I would do differently next time: avoid using foil-coated fronts (they are very prone to scratches and cannot be repaired), not use IKEA’s waste sorting system directly (apparently Blanco systems also fit), and import the baseboards from the Netherlands (we have taller cabinet legs and baseboards from a third-party supplier, but IKEA offers these directly in the Netherlands).

However, we did not use IKEA appliances, and the sink is from Franke.

Edit: Oh, and most of our cabinets were bought second-hand and only supplemented with new items, so there is a lot of flexibility here for anyone who needs or wants to save money.

The baseboards are from eBay, and we also have 15cm (6 inches) high feet from SO-TECH.
You can find them, for example, under "Kitchen plinth accessories 5 colors kitchen plinth plastic 100-150 mm (4-6 inches) TOP," but many different sellers offer them.
At our place, we currently have black baseboards, and in the neighboring apartment, they are stainless steel color.
